This book concisely provides valuable advice on all aspects of real estate from investing in homes to commercial properties. True, someone with enough time and energy may be able to piece together aspects of the book by searching and evaluating all of the websites mentioned, but that could be painful and take a very long time (days, weeks??). Why bother? This book does the work for you by filtering the pertinent information and combining that the author's salient commentary.

Mr. Irwin has good ideas using the internet and networking for real estate rewards. This model will work, but it takes work and relationships.
He mentions homeowner's insurance and obtaining an umbrella policy. Homeowner's insurance is not the right policy for rental property. Check with your insurance agent for the correct policy. He mentions not checking with a current landlord when you are acting as a landlord to check on the background of a prospective tenant. It is true some landlords will lie about the rental history of their vacating tenant, but we as professional property managers are truthful with our colleaques. Some mom and pops are a risk for false information. However, asking the right questions requiring an answer other than yes or no will reveal useful information. Always check with a current landlord. The book exposes a very basic story about investing and lists all websites which is helpfull but by doing research online you would find the same stuff.
