To dilute, use *very warm* water (not hot, as it will most likely damage your sprayer) and shake it REALLY WELL.

I've purchased it after getting a quote from Terminix to treat some powderpost beetle damage.
It wasn't clear whether the infestation was current or an old one, but this product is great for both active infestations and preventative care.

Terminix charge $.50 per square foot, so my quote was $350 (700 square feet -- a basement, and two small-ish crawlspaces).
The sales guy was assuring me that I can't get this stuff anywhere on my own; I knew better, and sure enough Amazon had some.

I don't know how much Terminix guys dilute when they apply;
Supposedly, they apply it at 1:2 or 1:3 concentration.
At that rate, I still came out ahead, having spent $90 on the chemical itself and about $40 on supplies (sprayer and disposable coveralls) to treat my 700 sq. ft.

One gallon of the concentrate diluted 1:2 was barely enough for that area though.
I was spraying the heaviest on the sill plate an the lightest on the overhead space between the joists. Still, at that rate, I used the 1-gallon bottle to the last drop.

Some advice:

Get a 2-gallon pump sprayer with a wand (such as the RoundUp brand found at a home improvement store for around $20).

Get a set of disposable coveralls ($10 at the store), latex gloves and a lexan face shield (or protective goggles;
A full face shield is preferable, though, since you want to protect your bare skin as well.
According to the MSDS it will hurt your eyes and it *will* penetrate through your skin).

To dilute, use *very warm* water (not hot, as it will most likely damage your sprayer) and shake it REALLY WELL.

This stuff is like a thick maple syrup or honey, so if you don't dilute it properly, it will clog the sprayer feeder tube.

The product works best on new lumber, as once termites have done their job, the wood may have lost its structural integrity and will need to be replaced, especially beams/joists/registers, Etc.
It is very expensive and you should shop around for the best price, as you can expect about a 10% discount on four or more gallons.

When you mix it, use hot water in a 1:1 to 2:1 ratio for best results for existing infected wood, and somewhere between 3:1 to 5:1 for new wood. I would use 5:1 as a preventative measure on new wood as it is so expensive.
I use an empty BoraCare Gallon container to mix a new batch as this way I can make sure the thick liquid is diluted properly with hot water.

I would recommend using a small sprayer and if you need to see where you spray, throw in a little dye.
Be very careful about over spray, as this stuff gets nasty when it hits something you don't want it to hit and
in a lower dilution will leave a sticky mess that you will have to clean up with a mop or whatever, so try not to apply on something like concrete.

Once you are done with the sprayer, clean it out with water a couple of times as the BoraCare mix
will dry and crystallize in your sprayer, and on whatever surface is adjacent to the treated wood.

I bought this product after I having my house treated for termites. The company I went with used this product to treat all of the wood in my attic and under my house to prevent any reinfestation and used orange oil for the infested areas. Since using this product on the wood I have not seen any new termite activity. I later had to replace all of the trim on the roof of my house due to dry rot. I purchased a gallon of Boracare to pre-treat the lumber since it also prevents mold and dry-rot. It is recommended to mix with a 5:1 ratio with hot water. I found a paint stirrer for my electric drill was needed to properly mix the stuff and this is what the professionals used. I put it into a heavy-duty spray bottle and have been using it to treat any exposed lumber. I also used it on my fence which is also infested with termites and it seems to have stopped the activity.
