Simple read & it is certainly easy to feel comfortable starting in investing after doing so. I encourage every person to explore other resources including legal information. However, being an author does not mean that the person is really an "expert" or that the message is backed with integrity although it appears to be. Not only did I read the book but unfortunately,...

An excellent, well-written book! I would definitely recommend this book to anyone thinking about investing in real estate. After purchasing a few books that were difficult to follow and really nothing more than books filled with industry terminology, I was a little skeptical about buying another. I was pleasantly surprised by this one. It was easy to follow and gave me the motivation and inspiration that I needed to get started. I truly got the sense as if I had my very own mentors in Wade and Suzanne. The experiences and information shared in this book are priceless!

My husband and I dabbled a bit in real estate investing, but it didn?t work out like we?d planned. We had always been curious, but skeptical about those late night TV ads. Should we have purchased those tapes? We had heard that this local basketball legend was doing well in real estate. Did he buy those tapes and which ones? This book really explains what it takes to be successful - a lot of hard work. The author is candid about his mistakes, his strengths, and what he had to do to compensate for weaknesses. He gives a lot of good advice and the Appendix is full of useful templates. I only intended to skim this book and ended up reading every page. This is the first time I've really understood what "flipping" is and everything that has to be put in place to be ready to recognize and seize the opportunities. We still have a few properties and I'm going to get my husband to read this book before we do anything else with them. Hoping to see more from these co-authors. They make a good team.

This book tells the personal story of someone who was starting out in the business and what he did wrong. The appendix is a good source of information but you still want your lawyers to look at your own agreements etc. The writers wrote this book did not clearly give you step by step information but it was an interesting read.

This book was very interesting to me being a young college student on the verge of graduation. The book talks about basic strategies that all real-estate investors need to know, whether they do it full-time or part-time. The book goes in depth about situations that the author has been through and the mistakes that he made along the way. It also talks about ways to handle certain situations that will arise being a new investor. Not only was this book very informative, but it was also very motivational for the new investor. I would reccomend this book to anyone who thinks they may want to pursue a career in real-estate.

This book is a must have especially for the beginning real estate investor. This book has helped me start with the information I needed more than any other book I've read so far. Gives real "true to life" examples of how he made it big without a lot of experience or money. I recommended it to the small investors that would like to become a millionare like Wade (the author)!

Building Big Profits in Real Estate: A Guide for the New Investor, by Wade Timmerson & Suzanne Caplan

I've read several hundred books about real estate and investing and it's my sincere belief that if you get one new idea it was worth 10X the price of the book as well as the time you spend reading it. Wade's story is inspirational and the book is informative beyond simply real estate per say. He talks about business in general and shares his concepts, values and beliefs. He also openly touches on some of his mistakes.

My forte is in larger commercial deals such as apartment buildings, hospitality properties and commercial space, but Wade's enthusiasm for the smaller deals is the final straw that nudged me over the edge to take a shot at smaller, distressed properties. I'll have a few thousand fliers made up this week and give it a whirl.

Some other books on this subject of doing lots of smaller deals that I've recently read and reviewed both on Amazon and on my Blog (The Real Estate Investors Blog) are; 52 Holmes in 52 Weeks, by Dolf De Roos and The Real Estate Fast Track, by David Finkel

A few great lines from the book:

"The number one thing I've seen in successful people is confidence. If you don't believe in yourself, how can you expect someone else to?"

"I always hear from folks who haven't done it, that you can't buy property at 60% of it's value, but I continually find ways to do so. Then I envision the look on the faces of the ones who said it doesn't happen."

Simple read & it is certainly easy to feel comfortable starting in investing after doing so. I encourage every person to explore other resources including legal information. However, being an author does not mean that the person is really an "expert" or that the message is backed with integrity although it appears to be. Not only did I read the book but unfortunately, I neglected to conduct due diligence on Wade and joined his Real Estate Mentoring Group. Truly, my negligence was an extremely costly mistake as I and other "mentees" found Wade to present as a mild-mannered charismatic young man but deceptive in his leadership & practices (i.e. "unloading" his inventory of investments to mentees, his dad inflating renovation costs, changing rental agreements on tenants, & getting kickbacks from every vendor he referred (i.e. mortage brokers who inflated comps for flipping & ended up w/ upside down mortgages...need I say more?).

I had excellent credit yet the mortgage broker came back with an ARM mortgage & in hindsight I should've had a fixed rate mortgage. I do look forward to becoming an investor again but I am more empowered because I've chosen to read and understand about investing and carve out a niche (only rental properties used as group homes, no flipping). I realized that I don't need a mentor just a strong business plan, take my time, not invest in an area in which I am unfamiliar (i.e. Pittsburgh) & don't invest more than what I can realistically manage. Am I bitter...no...am I angry...no. I have forgiven Wade and realized that he could only be deceptive and take advantage of me and other "mentees" because we allowed it, we were TOO trusting, and neglected to conduct due diligence. Lessons learned & I look forward to helping others not repeat the costly mistakes I made in this matter.

This book is absolutely horrible. Not worth the time reading and certainly not worth the money. Approximately 30% of the books is forms, including rental appications, leases etc. There are too many other good book out there than to consider this one.
