I liked this because it was brief. More of a phamplet or booklet. 4 starts for good basics. It actually gives as much information about the basics as some long winded books that just take a lot more words to say the same thing.

I thought I knew a lot about this sort of thing, but I figured if I avoided a $50,000 heartache for $4 it was worth it. I gained an additional 10 items that I had NOT considered in buying a piece of land, and created a 10-page questionnaire of my own as a result of reading this little pamphlet. Very short, very simple, but a GREAT starting place if you're considering buying land somewhere.

A short pamphlet covering different topics related to buying country land. She does a good job of covering things like location, rights, access, property size and boundaries, water, soil type and depth, depth to bedrock etc.

As it was written in 1981, it really does not cover the modern things that the EPA et al have been doing to mess with rural property owners more recently. She discusses building a pond, well the Feds will probably tell you that you cannot, or tell you that the mud puddle in the back yard that you want to get rid of, is under their control, and you will need one or more permits etc. Owning land does not mean what it used to in the country, so check to ensure that you really can do what you want to do with the property and not be stopped by some govt agency.

This could be of interest to people who have not bought country property before and are interested in doing so.

The booklet seemed to have a desire for more detail. There are some interesting pieces, such as how to find land, and some charts and pictures. A 25% of the text is about soil, almost the same about water. It seems, if you will, more specific to the eastern part of the United States. No mention about utilities. Also, it was published in 1981, and updated in 1988. There are no addresses, no web pages, no phone numbers of agencies to contact for maps. There are some vignettes, some useful tips, and for $4 it's not a bad little guide, but I learned very little from what I already knew. It's a decent guide for brand new beginners, but if you've been at this for any length of time, you already know most of what it will tell you. I'd like to see it updated with 21st century information.
