This is a must for all real estate agents and anyone in the mortgage industry. It allow you to calculate figures very quickly. When people ask me how much there payment will be on a 15 year fixed, 250,000 loan at 6% I can tell them in about 30 seconds. Also it is a snap to change just one of the varibles and get the payment on a lower percentage or a different term. I recomend this tool highly.

For merely calculating the monthly payment for a given loan amount, interest rate, and term, there are cheaper calculators that will do as well, although with one or two added keystrokes. But if you are a loan originator who needs to qualify borrowers and know what the front and back end ratios are, this calculator is simpler to use than the HP models I've seen. You can also store tax and insurance rates for quick p.i.t.i. calculations. This is a great little calculator at a reasonable price. It's the best kept secret in the mortgage industry.
