Really well written and organized. The book does cover the majority of what you'd want it to, and you can easily find what you're looking for if it's in there.

This book does address the legal issues I was concerned about very well. It's a good refference to have around, but a quick glance at the TOC will let you know if it covers the topic you're worried about right now.

It does not have everything you might expect though. Some forms that it lacks: rental receipts, year end statements, maintenance requests.

This book won't save you from ever having to create some of your own forms again.

This book is great tool for to making sure you are doing everything right and for preventing future problems because you didn't do something you were required to do. Now I have confidance that I am following the California laws, there are some things I wasn't doing that I will now do. I like that this book is based on California law since all my rentals are in Calif. The provided forms and CD version are very useful. Switched all my master leases and documentation to the ones provided on the CD. After reading and using the forms I feel this book is worth ten time its purchase price and probably will save me from a lot of future problems. I like how the author gives you what to watch out for and advise and guidance, not just the law for you to interpert yourself.

Had an older version that was good but this oneis even better. The CD with all of the forms is much more convenient than tearing out and copying like we had to do with the old book.

I'm reading page 24, Federal Disposal Rule, and it says "Keep the records at least two years and longer if your state gives plaintiffs extra time to sue.".

"If your state"? Why is this so vague? Is this book about California or not? So how long do I actually need to keep records in California?

I thought this book would be California specific, but it looks like it is still just a general guide.

I inherited 8 houses and had to learn to be a landlord, instantly. The CD has all the forms you need and the chapters are easy to understand. This is my BIBLE when it comes to my rentals.

As a landlord of one unit, I find this book to be perfect for my needs. Not only does the book cover all the California laws, rights, and responsibilities of landlords - but it also has a CD that contains all the possible forms you might need to use with tenants. It makes the paper work a breeze, and also suggests ways to select decent tenants.

I purchased this book and ended up deciding not to rent out my property. It really gives you insight and information about your responsibilities as a landlord, things you can & can't charge for, lots of legal information etc. It also comes with the forms you will need to DIY. Highly recommended.
