This book gives the reader such a comprehensive, step-by-step formula for success that it transcends the subject matter of commercial real estate. Apply it to other professional areas, and I am sure one would also find it beneficial.

Written by someone who walks the walk, "Commercial Real Estate Investing" is written by a natural teacher who probably began by asking himself the question "What steps would a person starting out (or experienced) need to know to arrive where I am after 40 successful years in the business?" Mr. Cummings' "comfort zone" concept gets you organized from the beginning. I immediately discovered that there was an underlying order and coherence in my local real estate market instead of a jumble of unrelated properties. This is the book I had been looking for.

I had bought a house in a condo, so had some experience with purchasing real estate, but had no clue how to evaluate a commercial real estate opportunity that suddently became available. I found this book, downloaded it (thank you for whoever made this an ebook as there is no bookstore within miles of here), and within two days felt like I could make a very informed decision on whether a property was a good value. This is an excellent book for first-timers and probably anyone else interested in commercial real estate also. Well-written (save a few too many typos) and very accessible.

Lots of whitespace in this basic intro to commercial RE investing. Am I glad I read it? Yes. Is it the best basic comm'l RE book? I hope not...although the author covers some of the fundamentals, there was not sufficient detail to make me feel like I knew what was going on.
I like the author's premise...build a network, become an expert in your area, take your time...much better than the "flip it" mentality. I believe this guy genuinely knows what he's talking about, and sets reader expectations accordingly.
It's written in a conversational style, which I liked, but includes a lot of whitespace (skipped paragraphs, skinny margins) which makes this 272 page book really more like 100pp.
Bottom line: Good intro, but not great. Worth the low Amazon price.
