It's a plainly written, easy to follow, basic book for a beginning investor interested in lease options. The marketing system and telephone scripts are quite helpful. A little too much "buy our other programs" at the end and I wish they had included sample documents but hey, for [item price] what do you want?

I just got the book and realized that it is exactly what I've been looking for. I've found the book very easy to read, very understandable and more straight forward than other books I've found on Purchase Options.

Don't be scared by the "Due On Sale Clause." There is nothing unethical or illegal about selling a property subject to existing financing. This doesn't violate any contractual commitment the borrower has with the lender, it simple invokes a right that the lender has and will probably never exercise because it is simply not to their advantage to do so. As a smart investor you simply must consider the possibility that the originating bank could exercise this right and understand what your options would be.

If you been thinking about starting REI -- This is a good place to start.

I decided during my senior year in college that I wanted to start investing in real estate. After about a year of investigating and reading about real estate I still hadn't been able to purchase any properties.

Finally I read this book by Peter and David and it actually had step-by-step instructions I could follow and that I felt were a good match with my un-bold personality.

Two years and a half years later I have done 9 deals. I cashed out of one and one was a flip.

If you're looking to get started in real estate, I give this book my highest recommendation.

After 20+ years of real estate investing, I recently stumbled across Peter and David's book in my research on property. What a tremendous asset it has been!

After reading the first two chapters, every word of it made sense. I have just sold off a property the traditional way and now only have five remaining. However, I'm gearing myself up to implement Peter and David's strategies (or as much of them as possible) for any future deals. Why? Because they make absolute sense and make it the easiest path to real estate investing.

Yes, I agree there are many people spousing themselves as real estate gurus making millions in seminars, because I have attended them. Some of them I have wasted my money. But don't throw out the baby with the bath water, these guys speak experience and have the track record to prove it.

If you look into the follow the evolution of all these seminar gurus, you will find that they all lead back to a few founding people - of which Peter and David are of a handful of those founders. The others are basically copy cats and derived from them.

This is not a "get-rich-quich without effort" book, but if you are interested in real techniques for buying and selling property that will literally propel you to financial freedom, and are prepared to step out into new territory and make some mistakes along the way, get this book. You won't be sorry!!

I did not know much but this book presented the topic in an easy to understand manner.

The book was a quick read for me and the subjects were not long or drawn out. Great for reading while on the go. I liked it a lot & have read it a few times since.

I think that this book is pretty good. It deals with topics such as understanding of how to (basically) structure a deal, how to find motivated sellers, make offers & more. It doesn't have example forms/contracts, but then it would be wise to get them written/approved for your area by a professional (CYA - Cover Your Assets). ;>)

If you want dry, boring material, look somewhere else.

With this book I learned that there is another way to make money in the world of real estate investing besides flipping props, rehabs, buy/hold & rental strategies. Think of it as another cool tool. Your only limited by your own thinking.

Of course you have to put some effort & committment into whatever you do to get results. Nothing will fall into your lap if you don't get off the couch, put down the potato chips & apply action.

I give this book 3 1/2 - 4 stars.

p.s. I also enjoyed these books (as a beginner)...

"Investing In Real Estate" by McLean & Eldred (basic REI)
&
"The Income Stream" by Robert Goodman (REI investment analysis)

I just finished reading the 2001 paperback revised edition. This book is written in easy to understand layman english. It even tells you what to say when you call the seller, called a "Quick Sell Script". One of the problems I've found with many investment books I've read is, they don't give you the "Point A to Point Z" how -to -steps to accomplish the task. On a scale of 1 to 5 I give this book a "10"!! Also, if you do a little research on these two guys, you will find out that they are also investors not just writers!!!

This book should be in anyone's library who is serious about investing. The author's have written in a very understandable, easy to follow format. The book will take you from what is investing to how to find a property and make the deal. The book also contains real life stories and concrete examples of people who are really investing. You won't find technical jargon in this book. If you want a good start in understanding Real Estate investing, this book will be a great asset.

I have read some of the prior reviews. I don't know where some of the reviewers live but in Vegas, these numbers are in line and they work for me daily! While the concepts may not be new to some, they have helped me make alot of $$$ without using my money or credit. There could have been some instances highlighted to let the investor know what to do if your renter does not pay and leaves you with the payment or damages but that is why you don't spend your up front deposits from the renter. You may need it. Screening your renters is the best way to narrow your renter pool to the right candidate. I also work in the mortgage world so I usually have access to their credit prior to them renting. nothing is a surefire thing, but if you want to make big money for basically being the middle man in a well paying puzzle then I would recommend this book. after you read it, all you need is the correct forms and a solid team. By the way, I downloaded this book for free from the authors site which makes it even better. FREE EDUCATION!!! Good luck and remember, you won't get anything worth while if you don't work hard. This falls into that category. Only You can stop you. Money isn't everything but it makes life easier to deal with when you have more of it.

I'm a college student, and I've just began investing in real estate. Having no background in real estate, I'm very grateful that I stumbled upon this book. It was very easy to understand as well as enjoyable. On my second day of taking action and following their program, I ran into a deal. They have really good ideas in the book, and a step by step program for beginners to get started. The rest is up to you to implement their information and take persistant action.

The bottom line for me on gaining access to any new information or ideas is - do they get you the results?

For me the answer is a resounding YES.

I was a novice investor and I bought this book one year ago. I followed the investing principles it taught and I now own two properties that I control 'subject to' the existing financing. Other than title search fees I bought them NO MONEY DOWN. One property is only valued at $60K but I will make $15K from it. The other is valued at $130K and I will make $20k.

Most people buy books like this, read them and never put the ideas into action. Obviously from my results I can't recommend this book highly enough.

It's key features for me are:

1) step by step
2) teaches the 'human factor' of negotiating deals
3) explains how to build saftey valves into your deals
4) teaches a SYSTEM for finding properties and tenant buyers
5) it work in all areas of the country

I have since met David Finkel & Peter Conti and they are 'THE ONES' when it comes to purchase option investing.

Peter worked his way up from mechanic to novice investor and now has a multi million dollar portfolio. He has all the street smarts of someone who has made the mistakes and learned from them along the way.

David learned from Peter and then put all of Peter's and his own experience into a clever system you would have to be brain dead not to be able to follow.

Yes - they obviously now make a good deal of money from helping other people to learn the system - but I say all power to them. They still had to do it first themselves and they are still very active investors in their own right.

This book has helped me to change the way I make an income for my family - maybe it could do the same for you.
