    This book is perfect for the new landlord who knows little about
    owning property. The authors explain relations with the local
    government and tenants. The book advises landlords never to
    shut down utilities, throw out tenant belongings, change locks
    without notice, throw out pets or intimidate. Owners are encouraged to respect tenant property and privacy. There is an extensive section on dealing with repair people and researching mechanics liens. Managers are urged to examine the profit/loss statements carefully-taking into consideration all relevant costs. The acquisition is a perfect primer on the mechanics of landlord/tenant relations.

    The author lists the Institute of Real Estate Management and
    various organizations which assist landlords in screening tenants. i.e. tsi.com
