This book had so many good finaning ideas, I read it three times! Whether you are buying as an investor or a homeowner, this book will show you real-life formulas for buying with little or no money. This is the first book that explains real estate financing in a way for the lay person to understand. The author, an attorney, has a real knack for making "legal jargon"...

This book was a quick and easy read, with great insight on some pretty creative financing ideas. Unfortunatley, there is little beef in regards to applying these ideas. The most difficult part about creative financing is getting the seller to buy into it. With lots of links to Bronchick's website, you kinda get the feeling your answers will come via one of his webinars...

This book had so many good finaning ideas, I read it three times! Whether you are buying as an investor or a homeowner, this book will show you real-life formulas for buying with little or no money. This is the first book that explains real estate financing in a way for the lay person to understand. The author, an attorney, has a real knack for making "legal jargon" understandable.

I would recommend this book to ANYONE who is either buying a home or investment property.

Well, Bill Bronchick has done it again. Following his excellent resource Flipping Properties, he's taken the complex subject of creative real estate financing and broken it down into it's component parts and explained each one clearly and concisely in simple language anyone can understand. In the section What to Expect from this Book he says, "This book will show you how to finance properties with as little cash as possible, while maintaining minimum risk and maximum profit." And he does.

Covering such subjects as loans, mortgages, foreclosure, and working with lenders, he gives you the background you need for the later subjects of creative financing, hard and private money, getting involved in partnerships and equity sharing and the more creative subjects of lease options and owner financing.

While the book is geared primarily toward real estate investors, it is an excellent guide for any person considering buying a new home or considering doing some kind of creative financing with an investor or other buyer on a house they already own.
After reading it cover to cover (an easy task) every real estate investor should then add it to their library as a useful reference for many financing situations that may come up in this business.

This book was a quick and easy read, with great insight on some pretty creative financing ideas. Unfortunatley, there is little beef in regards to applying these ideas. The most difficult part about creative financing is getting the seller to buy into it. With lots of links to Bronchick's website, you kinda get the feeling your answers will come via one of his webinars and product packages ::wink wink::. despite this, I am glad I read it, and highly recommend it for the rookie who wants to learn more about real estate investing and lending. Bronchick breaks down alot of Lending "Jargon" and includes a very nice glossary and appendix. Seasoned investors will read this, stare blankly for 7 seconds and say "Duuuuh!" If there were half stars, I would give it 3&1/2 stars, But I dont think it gets a 4.

There are so many ways to make money in real estate! Since my first flipper property, which I made $8000.00 after reading "Flipping Properties" I have pocketed 7 figures and acquired 7 units - with no prior real estate experience! Bill Bronchick illustrates and delivers, step-by-step techniques, in an user friendly manner! "Financing Secrets" will forever change the way you buy and sell real estate.

Pretty good book. A few new ideas that I haven't heard of before. However, still a little hard for the "common man" to accomplish most of their ideas. This book, along with the other 8 that I own, still defaults back to the basics, and that is, "It takes money to make money".
Most of these books will tell us that it is possible to make money with little liquid assets in the bank, but from my experience I have found otherwise. It seems that it takes very good credit, Beacon of 700+, and/or enough liquid assets to back your current purchase (I.e. $20,000 in the bank AFTER closing on a $150-200k property if your Beacon score is between 660-695).
I still enjoy reading these books for the ideas and how they think outside the box, thus making us do the same thing while reading their books.
I feel it is worth the purchase since he doesn't seem to repeat the same story-lines as all other books. However, this book still isn't the miracle maker and giving you a breakthrough idea that will take your business to the next level.
I am still in search of the Real-estate business book that will give me some ideas of how I can get my real-estate business to the next level. I currently own 9 units. Within minutes of browsing thru this book for the first time, I decided I had to buy it. It's that good,especially for beginners, but even for those with real estate experience.

This covers a wide range of topics, including legal essentials, hard money, the mortgage market, government loan programs, lease options, owner financing, creative financing,how to choose a lender to work with, and more. The key to success in real estate is understanding the financing aspect of things. This book gives you a solid foundation to having a good understanding of real-estate related finance.

I have reviewed many real estate books and unfortunately this is not one of the best. The book reads almost like a dictionary in that it defines concepts more than actually how to use them. I would argue that most of the information contained in the book could be found on the web. In addition, I find it hard to justify purchasing real estate for investment using alternative financing. While I like alternative financing strategies, if a deal does not work out using conventional financing, then you have to be extra careful that you are not overleveraging or being too optimistic with your projections.

I haven't tried any of his ideas yet, but the book was an excellent read. Many interesting ideas. I will be in a position to try his stratigies in about a year. I recomend studing this book if you're a future investor.
