With the red hot real estate market many people became obsessed with flippping homes. Anyone could have made money in the last several years. Times are changing and it is extremely important to increase your knowledge and learn from experienced investors like Ralph Roberts. Learn from their mistakes, profit from their advice. Don't be one of those people who overpay for a property or make the wrong choices when trying to flip a home.

Use this book as a reference manual, keep it with you and study it.

I have personally flipped several homes and with the tips and advice from "Flipping Homes For Dummies" I realize where I could have made better decisions to have helped increase my profits.

For one new to the real estate market, Flipping Houses... by Ralph and Joe provided me with a comprehensive overview of all the important things worth considering. These two guys know how to explain, provide examples, and guide. It's a terrific book, and not just for dummies :)

I read this book after getting caught up in the TV frenzy of house flipping. I soon realized that I do not have the time required to put into house flipping for now. There is a lot of other good advice in this book that will better prepare for flipping(or not in my case). Very worthy purchase.

This book covers absolutely EVERYTHING involved in flipping houses. It doesn't leave one topic out. It even talks about all the negatives. Topics are covered very well, even has a cheat sheet to take with you!

This book is really filled with great information, especially for someone new to flipping. I have been in RE and buying homes for awhile and I still found some advice that might have saved me a few more dollars.

His book is realistic about what is going on out in the market. He explains how to buy right, how to rehab the property and the how to sell it for a profit. Then also explains what pitfalls not to fall into. There is very important information in here, especially for the newbie.

Obviously discussed is how to make the most profit (goal has to be over 20%, or you could be setting yourself up for heartache).
Mr. Roberts also explains how to pick your house, how to clean it and what to detail, and of course to paint it...then sell it. This may sound simple, but there are many pitfalls you can fall into during this process, such as paying too much for the items you use to fix up.

Be smart, and do not be the person who makes all the beginner mistakes and overlays for a house.
There is a new 2014 edition I recommend.

How could you not like the "Dummies" format - after all, it makes for easy reading and puts in a step-by-step format.

But that's not where I have a problem... the problem lies in the fact that some of the strategies and information is out of date - and out of touch with what's happening in today's market. A good book to put on the shelf for reference, but wouldn't bet the farm on making a lot of cash using this.

One reviewer, who is a realtor, wrote that this book was the greatest ever. It's not, but it is a good book worth owning. Particularily explaining the things to look for when inspecting the property, rehabbing, developing your farm area, and selling your flip. I did learn several things.

There are several things that I'd never recommend that the author expouses and eventually a reader after years of flipping experience will learn. One example is using realtors on the acquiring end. Maybe that's why the reviewer labeled the book the greatest ever. That said the advice given overall is probably good for the novice flipper. No book can keep you from losing money, and realize that most first-time flippers either lose money or make so little that the endeavor was not worth their time of investment. If you don't believe me, just watch the TV shows on flipping. Just understand that they are better ways to find and buy properties, and eventually you'll learn them if you invest in real estate long enough. The advice not to go FSBO is very wise, and I'm not a realtor.

Flipping is essentially a simplified term for adding value to real estate, be it land, commercial or residential property. Roberts and Kraynak make the process easy to understand and allow the reader to feel comfortable exploring the different options available from traditional financing to seller financing to creative sale. It explains the best form of no-money down and the process of double closing--all legal and effortless. A great read and buy even in today's economy.
