3.0 out of 5 stars for dummies literally
This book was more of a pointer. The direction tell you to do something but not how to do it. Example, use other peoples money to invest. Not impressed.

I read this book after getting caught up in the TV frenzy of house flipping. I soon realized that I do not have the time required to put into house flipping for now. There is a lot of other good advice in this book that will better prepare for flipping(or not in my case). Very worthy purchase.

I would recommend this book as a required reading before you start Flipping houses it has step by step information you need to get started, I would also recommend getting in touch with a Real Estate Agent and sit down and tell them what you have in mind they can give you some great advice, the book also covers Personal Finance and getting finances for your project.

4.0 out of 5 stars Not the greatest flipping book ever, but good, January 13, 2008
This review is from: Flipping Houses For Dummies (Paperback)
One reviewer, who is a realtor, wrote that this book was the greatest ever. It's not, but it is a good book worth owning. Particularily explaining the things to look for when inspecting the property, rehabbing, developing your farm area, and selling your flip. I did learn several things.

There are several things that I'd never recommend that the author expouses and eventually a reader after years of flipping experience will learn. One example is using realtors on the acquiring end. Maybe that's why the reviewer labeled the book the greatest ever. That said the advice given overall is probably good for the novice flipper. No book can keep you from losing money, and realize that most first-time flippers either lose money or make so little that the endeavor was not worth their time of investment. If you don't believe me, just watch the TV shows on flipping. Just understand that they are better ways to find and buy properties, and eventually you'll learn them if you invest in real estate long enough. The advice not to go FSBO is very wise, and I'm not a realtor.

What I really like about this book is that it goes through the whole process of flipping homes in the order that it should be completed. Everyone knows that you need to buy, fix, and sell in that order but what a lot of people starting out don't realise is the little things that are essential to finding the RIGHT property for you, fixing the things that give you the BEST return, and different techniques to sell for the MOST profit. He also goes into detail about different types of financing, and explains other important things like title insurance and inspections and staging.

Another good thing about this book is that it really contains no "fluff". It doesn't tell you to "follow you heart" or say "you can do it" or any similar junk that usually fills pages in similar books. It gives you facts about what should be done, and gives different routes on how you can get there.

The only problem (if I sould even call it that) is that he does not go into much detail about any particular subject. I understand that if he would, the book could easily be 4 times as thick. But I belive this is a good book to read first if you are planning on flipping so you can get that good chronological order of what needs to be done, and then concentrate on the route in which you choose to go. Ex. If you choose to invest in foreclosure properties,(my area of concentration) you can research further into them.

Overall, I gave this book 4 stars because it is very good.
