I have a crawlspace that runs anywhere from 12" to 18" high (extremely tight), 3 houses from a lake. The house is on very low land (the land is actually at lake level), and if the weather so much as drizzles, there is standing water under the house. In the Spring and Fall, this Flotec pump kicks on roughly every 2 minutes, 24 hours a day, during these rainy seasons. I installed it over 11 years ago, and it has never failed to do just that... pump water out every 2 minutes.... for all that time. It just now seems to have finally given up the ghost. Considering the CONSTANT workload thrown at this thing, you can't possibly ask for more. You DO need to anchor it to the bottom of the plastic pit-tub with some rocks/bricks to keep it steady and in position (lean them on top of the base), but if you simply take the time to install it properly like that, it works like crazy! Never had one single problem where it failed to operate. I am buying another one right now as it's replacement and expect it to provide another decade of non-stop workhorse service!

I have a sump which is has water all year round. These sumps work great; These plastic ones last for several years before something rusts out. One thing I do is use a plastic tie strap to adjust the float to the level I want. I've had the screw which holds the float down rust out... not good. The tie strap resolved it.
Had a well installed 4 years ago and the Zoeller M53 came with the installation. Since that time the Zoeller M53's float switch failed 3 times in 4 years and each failure required a full sump replacement. Since this last sump was over the one year warranty time period, we decided we were going to go with a different brand with hopefully a better float switch system.
We bought this sump a few weeks before we had the well installed years ago, and didn't realize it was industrial grade until we checked the manual just for the heck of it today. As it turns out, it is more powerful then the Zoeller, and has a much better float switch system, one where the switch can easily be replaced if it fails vs the "all in one" Zoeller design. Just finished the installation a few hours ago and it pumps water out of the well much faster then we've ever seen before with the Zoeller. Encouraged by the other reviewers comments about the longevity of the motor, if the motor stands the test of time then this is will be a great sump.
