Not quite as promoted, March 13, 2009

While this book is well-written and easy to read, it falls short on a couple of important points. "Day Trading" real estate, as defined by Goins, is really nothing more than basic double-closing/simultaneous closing house flipping that has been around for years. Yes, you're in and out the same day because both your purchase closing and sale closing are scheduled back-to-back, but you contract weeks in advance. Nothing new at all. Certainly more than a day to turn it around.
Also, the book claims that you can do this "without cash." However, in Chapter 7 Goins suggests that you borrow against your credit cards, life insurance, personal home or IRA. Or another suggestion - sell your stuff on Ebay. Sure are a lot of suggestions for getting that cash that the cover of the book declares you don't need to day trade real estate. Goins recommends a deposit of at least $500 for most contracts. That's required cash, pure and simple. It seems a bit deceptive to repeatedly say you don't need cash to do this when the reality of this method, or pretty much any real estate business method, is that at least some cash is required.
The print quality was lacking in the copy I received, with several of the front pages being illegible ink smears.
This book is well-organized and probably contains a nugget of good usable information here and there. If you've already read about flipping houses you will find little new material. If you haven't read about flipping then this book is as good as any to use for basic information.

Fire starter!, June 21, 2011

Let me start of by saying that I am a real person and I truly read and bought this book by Larry Goins, my name is Marvin Hernandez and I live in the South Florida area of Hialeah Gardens, Florida. I have bought many books on real estate investing and have been trapped like many of us with "analysis paralysis". I have been studying Real Estate investing since September, 2007, and since then wanted to invest in Real Estate, but with no credit and no money, the traditional ways of investing were not feasible for me, therefore was stuck for 3 and a half years finding the best strategy for me to start. During these years I was able to learn a wealth of knowledge on Real Estate investing, but was stuck due to my analysis paralysis syndrome.
When looking on Amazon.com for yet another book to read on Real Estate investing, I fell upon onto Larry's book, and the truth is that the title of the book caught my attention. Well, after buying and reading the book I was hooked, the knowledge that is dispense on this book is great, it teaches about property wholesaling in a way so that you could do it most of it, if not all from behind your computer screen, with a phone, fax capabilities, and a website if you so desire.
But the most important part that I got from this book is that it gives you step by step of what you need to do in order to get going in your investing career, and it put the fire in me to get moving, after reading the book I have started to create an investing company, I am currently creating a website to attract property sellers, and I am building my buyers list. Now this book is not magical in the sense that it will NOT do the work for you and the most important part is to get moving and take action.
In content I give the book 4 stars, this is due to that even though it is very concise, it is not the end all, you must use the information it gives you and due some research on your own to learn more, for example, the contracts that Larry uses I will not use, but instead employ a Real Estate attorney to draft some for me within the laws of my state (Florida). If you do draft them yourself, make sure that they comply with your state Real Estate laws.
I give the book 5 stars, due to that it gives you a plan of action apart from the great information that is provided, and thus makes you take action which I believe is the most important factor in investing, do not get stuck for years like I did. I am a newbie my self and I learned a lot from the book, and now feel that I am on my way to doing my first deal.
