5.0 out of 5 stars Need to find Volume 1 as well
This was a very good book (It comes as part of a 2-volume set). Listed here is volume 2. It would help to either get a hold of volume 1 or purchase the author's other tax lien book, "What your Bank Doesn't want you to know..." I have both volumes AND "What your Bank..." They have given me a roadmap to investing in Tax Liens and Deeds that has helped me...

There are about 10 valuable pages in this book, and the remainder is all fluff. I bought the second volume because I figured the author must've put all the substantive material in volume 2 since it wasn't in volume 1. I was wrong!!! I was also interested in the free coaching that's available if you purchase both volumes, and that hasn't materialized either. I submitted copies of my receipts, as requested, expecting to get an authorization code and further instructions but I've not gotten a response back after about 3 months. I mailed in $3 to get a booklet specific to my state, and although my check was cashed, I have yet to receive that either. I've tried to email Lillian Villanova at her website, and my emails have not gone through. Don't waste your money...she doesn't seem to deliver her promises, and this second volume seems to be mostly a pitch for their mentoring services. If you're looking for some solid information, look elsewhere-- you won't find it here.

For this amount of money I'd say they're well worth the investment.

1.0 out of 5 stars The information in this book is useless., January 29, 2004

I'm not the type of person to write a review, but I feel it is necessary to warn others that this book is absolutely useless. Half of volume 2 just repeats volume 1 and nearly all of the book is filled with forms and inspirational messages. I don't need a self help book! I just wanted some factual information about tax liens. I feel like a sucker after wasting over $60 on both these books.

5.0 out of 5 stars I'm doing this in Texas and these books were all I needed, January 3, 2005
This review is from: The "You Can Do It" Guide to Success in Tax Lien and Tax Deed Investing, Vol. 2 (Paperback)
I bought the two volume set and after reading through and doing some research took advantage of the free one hour consultation. That and the books were really all I needed!
Over the past few months activity has been brisk in Texas. .. Like the author mentioned to me several months ago, if you find solid properties investors will come. She was right. I had very little money to start. I now have three solid liquid investors that are willing to source money for me. There is still a lot for me to learn but, I just want to thank the author for writing these books and for being there for me in the very beginning of my tax deed career. I have began to build a good list of reference contacts in the real estate industry and am beginning to succeed beyond my wildest dreams. Not only did I get the info I needed in these books but a grounding in Real Estate terms and many sample forms some of which i have put to good use. The books are worth evey penny if you put them to use and I did, big time!

5.0 out of 5 stars A Message from the author, March 6, 2003
This review is from: The "You Can Do It" Guide to Success in Tax Lien and Tax Deed Investing, Vol. 2 (Paperback)
Thank you for the opportunity to show you how you can create both a cash income and long term financial security for you and your family.

If you are tired of not getting the financial results you deserve for all your hard work. If you are tired of leaving your financial future in the hands of your employer or some "financial expert" you need to know that there is an alternative.

While many investors have made huge amounts of money investing in Real Estate foreclosures, the world of Tax Lien and Tax Deed investing can be even more lucrative and is a largely untapped investment source. As an experienced investor I have created a two volume set of manuals that is designed to give you not only a comprehensive overview (Volume 1) but also to take you step by step through the process of learning and most importantly DOING!(Volume 2)

Unlike many other forms of investing, with tax lien and deed investing you have the ability to control much of your risk, if you do your homework. The focus of this program is to help you learn exactly what you need to do and how to go about doing it.
Although it is comprehensive, I have included enough basic information so that it will not difficult for new investors to follow.

Recent economic events have caused us all to rethink our investment portfolios and how and where we invest. Many of us have seen our nest eggs and retirement accounts lose huge chunks of their value. We have watched while all of our hard work evaporated into thin air putting us years behind where we thought we should be.

Yet, there are savvy investors who manage to make serious money regardless of the ups and downs of the stock market and the economy. How do they do it and how can you? The answer is surprisingly simple.

Across the United States people are turning to Real Estate as a safe haven for their investment dollars. Some are investing the traditional way, working with realtors, paying retail, qualifying for loans and then holding long-term. While there is nothing wrong with this approach (statistics show that over the long-term, quality Real Estate investments do provide safe consistent returns) there is a better way. In fact, this book will show you how to make incredibly high rates of return without ever having to take title to the property.

Until now, you may have thought that this 2% or 3% was the best return you would ever be able to safely obtain on your investment dollar. You may have heard of Tax Lien investing but thought it would be too difficult to learn, too risky or too time consuming. This book is designed to take you simply and quickly through the learning curve, take you miles above those low rates of return and put you in control of your financial future. You really can safely earn 16%, 18% or more on your investments.

I know that once you see and understand the process, you will agree that it is the most valuable opportunity you will find anywhere.

In short, just by seizing the opportunity and moving forward, you can change your life for the better, forever. Then sit back and laugh at "choices" banks, stockbrokers and even your own employer are offering you.

I hope you enjoy this book and make use of the valuable tools it offers. In fact, purchase of this two volume set entitles you to an hour of telephone consultation with an experienced Tax Lien/Deed investor at no additional cost (see books for details). I want to make sure that if you are motivated I can help you achieve your goals in your area. I look forward to helping you achieve your financial goals and would love to hear from you when you do.

5.0 out of 5 stars Worth every penny, December 27, 2004
This review is from: The "You Can Do It" Guide to Success in Tax Lien and Tax Deed Investing, Vol. 2 (Paperback)
I bought both volumes of this book and found they provided everything I needed to get started. Although it took a while to get my free manual, it was not the reason I bought the books. My free manual however did arrive freshly updated and I have actually bought some liens and a Building lot for $420! It really works if you take the time to learn. Its set out step by step and the forms, annotations etc were very helpful. And, I got a free one hour consultation!

1.0 out of 5 stars More overpriced and useless information, December 13, 2004
This review is from: The "You Can Do It" Guide to Success in Tax Lien and Tax Deed Investing, Vol. 2 (Paperback)
Volume two continues the stream of general information available for free on the internet by restating the information in volume 1 and adding little new of interest or real worth. The offer of a booklet with information specific to your state has not been honored even though I sent my $3.00 check in almost two months ago. E-mail responses have been vague and the request to return my check has been in vain. Save your money and don't order this book.

5.0 out of 5 stars Well Worth the Investment, September 11, 2003
By A Customer
This review is from: The "You Can Do It" Guide to Success in Tax Lien and Tax Deed Investing, Vol. 2 (Paperback)
I think the reader from Vernon, NY missed the point. The author was not trying to review her own book. She was merely trying to tell readers that there is more value in the book that cannot be seen on the cover. I just bought the book and the first ten minutes of reading it I knew I hit a goldmine of information. There are companies out there that would charge thousands of dollars for information that you can find in this book.

5.0 out of 5 stars Great Book to reach financial freedom, June 2, 2004
By A Customer
This review is from: The "You Can Do It" Guide to Success in Tax Lien and Tax Deed Investing, Vol. 2 (Paperback)
Tax lien are among the safest the most profitable investment tools available today and this is a great book to learn how to invest profitably.

Regarding the author reviewing her own book, all I can say is what's wrong with that? At least she used her real name in reviewing her own book and not an alias that Hupalo guy does.

The book is great but inevesting in tax liens is even better. Use this book to learn how.

1.0 out of 5 stars EXPENSIVE and LACKING!, November 9, 2006
This review is from: The "You Can Do It" Guide to Success in Tax Lien and Tax Deed Investing, Vol. 2 (Paperback)
This book is lacking some definitive bidding strategies (just read chapter 3) and is VERY expensive. I highly suggest other books on tax liens like Profit by Investing by Loftis (ISBN: 0793195179) or The Beginner's Guide to Real Estate Tax Lien and Tax Deed Auctions by Sausa (ISBN: 0978834607).

Both are more comprehensive and are a lot cheaper!
