this book contains information that is basic business common sense. if you dont know how businesses in general operate, you shouldnt be buying this book anyway. WHERE ARE THE NUMBERS AND THE INDUSTRY SPECIFICS???? i got nothing from this book and have no background in self storage or real estate. i kept turning to the next chapter hoping to see some useful data but it never appeared. the only thing that was of any use was the sample income statement in the back of the book. DONT WASTE YOUR MONEY. you could find much more information on self storage by visiting various free websites and forums online. very dissapointing

I am considering entry into the self storage industry and have done a moderate amount of research to date on the internet. My expectations weren't overswhelming for this book since I was sure it wouldn't be market or region specific and it wouldn't be able to factor in current economic conditions. This book is about 90 pages and could have been reduced to less than half of that if you take out the double-spaced bullet points scattered throughout each chapter. Many explanations are so basic and obvious that it feels like you are reading a grade school book report on "how to start a business".

I was hoping for some insight on construction options, marketing techniques, components of the investment costs, pricing strategies, etc. This book has almost none of that. And any mention of those items is generic at best.

If you are considering investment into self storage, I would encourage you to save your money and instead look to other publications on the internet or from self storage agencies such as Inside Self Storage.

Just finished the book, as well as returned from a seminar of which I had spent almost two full days with one of the authors (RK). I am an investor with a developer background and was looking for a book that shared the details of how to invest in self storage. This is not the book. It provides general information but doesn't get into the details. It was very typical of how the author teaches as well. I would describe it as a good beginner book, but not a detailed step by step. Maybe I'm being too picky, but when I read a "how to" book I expect it to be similar to the directions on how to bake a cake. Step by step instructions with some dialog on do's and don'ts. Especially if your talking about investing the money that this takes.
After attending the seminar I understand more of why it is written the way it is. There is quite a bit of emphasis on hiring a professional to conduct a feasability study and the author owns a company that does exactly that. So he's not going to give you too much information that you would otherwise pay him for and your going to hear a lot about why you shouldn't do things yourself but hire a professional.
Unfortunately I don't know of any other books to compare this to (maybe I will write on in the future).
If your a seasoned investor you may be disappointed, but if your a beginner wanting to check out self storage then pick it up and plan on using it as the first step of many you'll need to obtain the information you need in order to make an educated decision on how to make money in the self storage industry.
