For serious investors and students, this book provides an indepth look at the factors you should be aware of.

The "Income Property Appraisal" authors seem to have covered the important topics, but at the expense of readability. For example, page 22 says, "Following is a list of the types of value an appraiser may be asked to estimate...." The next three pages define each of 12 value types. And these are FULL pages--small font, no graphics, no color, so each page hurts. Does the reader really need to memorize 12 types of value before proceeding? Would it not be more palatable to define a couple of the most important types and then introduce the others later as they become relevant?

Also on the unreadability front--the text contains many endnotes, so the reader must constantly disrupt the thought process to flip to the end of the chapter and read what is almost invariably unimportant minutiae.

The appendix contains many tables that are obsolete for today's calculator-equipped appraiser. You're probably taking a class and are stuck with this text, but if you can possibly avoid it, do spare yourself the pain. If you're a professor considering this text: Commercial appraisal is inherently interesting! Please don't squelch your students' enthusiasm by imposing this text.
