Useless for this begining landlord,

There is a reason why you can get this for cheaper than the shipping and handling. The book and forms are full of spelling errors. I just bought one for about $24 that is very good called "The California Landlord's Law Book: Rights and Responsibilities". I think you can find one for any state at www.nolo.com however much cheaper from amazon after you find the one you want. Comes with many useful legal forms that are easy to understand and a disk with 46 electronic forms of the same. "Landlording A handymanual for Scrupulous landlords and landladies who do it themselves" is a very good book too.
