Good Basic Guide

I live in CA but own property in NYC where my brother is my property manager. We've had a few problems with tenants, noise, late rent payments and broken leases. We really try to do a good job and follow the law, but sometimes tenants realize we are too nice and take advantage of us. This book is helpful in that it confirms we are doing everything we are supposed to do and for the most part, the housing laws in NYC are on our side. I also bought a second copy of the book for my brother so that when we need to review a situation, we both have the book in front of us and can discuss an incident or problem. It would be nice though to have a local real estate lawyer to be available for counseling if necessary.
