I was looking for the best drop down ladder available to replace an existing Louisville aluminum unit that had developed problems in the articulation arms and springs (they were consistently loosing alignment which made the door hang inches below the finished trim). I was cautious about this purchase but it seems that is was the highest quality available option for my existing opening.

I thought that; the gas shock option would address the 'spring' problem, the insulation would be a big benefit and the 350 lbs. rating would be high quality & built to last.

I was wrong on all three counts.

Upon arrival it was difficult to see the quality issues out of the box. Its a single unit folded in the closed position and resting on the door. After installation it revealed its shortcomings imeadiately.

First - the gas shocks are weak and not up to the task of closing the door fully. the door consistantly hangs up 6 inches below the frame. YOU HAVE TO PUSH IT THE REST OF THE WAY YOURSELF. This is absolutely unbelievable to me!

Second - the frame of the staircase, which makes up the structure and serves as the jamb to to the door was slightly warped front to back on the left side. this has made it impossible to fully close the door because the curve hits the door before it meets the jamb. The final resting position has the left side 3/4" below the right making for a sloppy, uneven look.

Finally - the insulation is a useless joke, its three sheets of rigid insulation board shoved behind the ladder. Its neither glued or tacked and is loose enough to slide to the left or right interrupting the proper closing of the door. because air can easily get behind it, and it covers less then 50% of the door surface, IT PROVIDES NO INSULATING VALUE AT ALL.

I gave this two stars only because the ladder itself is beefy and sturdy.

MY ADVICE - avoid this and other LOUISVILLE ATTIC LADDER PRODUCTS. If you do purchase check that the frame is not warped before installation using a level and checking for gaps.

For those that my consider this and 'installer problem'. I will only say I am an experienced homeowner and installed the unit square, level and properly shimmed.

I will be adding a video in the near future.

I installed this in my garage for attic access. The garage has a 10' ceiling. I was able to install it by myself, but would recommend having a friend help. I had read the other reviews before purchasing and agree with some of the comments. the insulation needs to be glued down once installed. Problems with the unit closing are dependant on having the frame aligned with the piano hinge. If the factory does not place the piano hinge correctly, keeping the unit square will not help. The alignment can be shimmed to allow proper closing. The ladder is adequate for attic access(a few times a year), even though it isn't the most robust. The gas shocks seem to be adequate to lift the ladder. If you are looking for a low cost attic ladder and don't require high performance, this is the product.

This Ladder Works Great! January 8, 2011

I installed this ladder in my gargage a few years ago. After installation I put plywood on the rafters and now I store our christmas decorations in the attic. The installation took about 1-2 hours. My son helped and you will need and extra set of hands. Since installation I have not had any problems. Very easy to pull down and walk up.
Buy one.
