I found the author to be clear, and to the point. He gave step by step instructions, forms and analysis sheets to assist someone who wishes to go into this area. In addition he gave "Hot Tips" or "Author's Notes" throughout the book, giving information about a situation that he had encountered and how to handle it, or just useful information. Book is comprehensive, dealing with foreclosure flips, reos, buying at auction, buying before auction, how to talk to homeowners...MORE! Only one more thing to say: BUY THIS BOOK!

I agree with the first reviewer. This is a great book. The Hot Tips and Author's Notes offered insight I had not seen before in other books. And the step-by-step instructions made his system easy to follow. I especially like the techniques for buying foreclosures during each of the three phases. I also like the information on how to contact the homeowners, the foreclosing attorneys, and the lenders. This information turned out to be quite useful.
I looked into the Federal Foreclosure Law mentioned by one of the reviewers, since I was concerned. It turns out that the "law" referred to information that was published in the 1990s. There is no new law that I've been able to find using google. This seems to be one of those proposed laws that never went anywhere.

He gives very, very general information in his book. It's a very small book with very little info.

I gave three stars because there is little valuable information on this topic that can be purchased at any price and Small's explanations are generally clear and easy to understand. See the book website for a good, free foreclosure overview. Sadly, Republicans are now poised to implement the Federal Foreclosure Law they have planned for years, pre-empting all existing state laws and consumer protections explained in this book. Soon, a trustee will quickly dispose of most foreclosed property with minimal protections for mortgagors and a hefty 1.5 percent commission to the trustee. This is a bailout to big lenders comparable to other big business political payoffs seen in the past five years to drug companies, big oil, big mining and timber interests, etc. Small investors will likely have even fewer opportunities under future foreclosures. Wait for a book on the new rules or read about them and similar current HUD regs at http://dirt.umkc.edu/files/forclose.htm
