Very helpful book for any interested in getting into tax lien investments. Has a lot of examples and knowledge of how to get started and where to look for the best tax liens.

I learned about tax liens from the Rich Dad series and when I read some of the information provided in this book, the 50% returns clearly shows that it is just part of the hype. Really you won't get up to 50% returns, with the industry average hovering around 8-9%. To the book's credit, it does state that you "could" go up to 50% or more not necessarily that you will.

I learned about tax liens from the Rich Dad series and when I read some of the information provided in this book, the 50% returns clearly shows that it is just part of the hype. Really you won't get up to 50% returns, with the industry average hovering around 8-9%. To the book's credit, it does state that you "could" go up to 50% or more not necessarily that you will.

This book is mostly a waste of money. At least half the book talks about things that really aren't specific to Tax Lien investing. Just gobbly gook on partnerships and how to calculate return on investment. Give me a break!

I honestly question if these two authors have ever participated in a Tax Lien auction. It doesn't seem like they have given the fact that the only example of an auction experience that they wrote about was bidding on an auction of a nice home in Texas, not a tax lien sale.

There were a couple of nuggets in the book, but I'm not sure it is worth the money. The main things that were touched on, but seem to be important are:
1) Tax liens, while superseding mortgage notes, don't supersede state and IRS tax liens on a property. Well if someone isn't paying their property taxes what is the likelihood that they might also be in arrears with other taxes? If that's the case, then you might own a note on a property that will cost a bundle to untangle from the state and fed tax liens. Yikes.

By the way the authors spent about one paragraph on this item.

2) A foreclosure can cook your goose on these deals. Spent a bit more time on this, but honestly, these are serious considerations, that impact the whole "super high returns, super low risk" investing that these guys are purporting.

Save your money and buy a different book.

The best informative, easy to read book about real estate investing. The tables for calculations are easy to understand and can really be a great resource to aid in auction bidding or foreclosure offers. Great Book!

... the text is written in an informal conversational style targetting an average 8th grade student. If you want something that can fill its pages with solid substance, look elsewhere. On the other hand, if taxes and legal jargon intimidates you, the baby-talk tone of this book is for you.

These certificates pay a guaranteed rate of interest which varies, but can be about 5 or 6 times the interest rate of money in the bank. In additon, there can be a bonus at the end of the certificate time (sometimes 2 years). If the lien is not paid off with interest and fees the governmental taxing authority will sell the lien to you and then you own the property because you paid the taxes on the property.
