Peter and David - A Class of Their Own,

These two investors have done an excellent job at explaining the nuts and bolts of real estate investing. Many authors fill pages and pages telling us the RESULTS of their successfull negotiations (e.g. infomercial testimonials). But P&D go into the details of how they communicate and negotiate their deals. They've put a lot of thought into their process as they explore the psychology of negotiating with sellers. But why didn't I give this book 5 stars? Because in my view, their 2nd book is EVEN BETTER. While their 1st book was ok, they hit their stride on the 2nd book (Making Big Money Investing in Real Estate Withoug Tenants, Banks, or Rehab Projects) which in my mind is the BEST of the three they've written so far. I give them an A+ for content and quality. And this (new)book is right on the money too. So, I recommend reading BOTH books; they complement each other nicely. They have a win-win approach to investing. They also advocate putting 10% of your profits to good use in helping others. Like I said, a class act!

I bought this book thinking that it would provide details of how to go about starting the real estate investing progress. As other reviewer's have noted, this book does have a strong "cheerleading" tone to it without providing much specific information. I am interested in buying a house or two to fix up and sell, not quit my job and start this full time. I found the tactics they mentioned to be downright predatory; for example, getting mail carriers and landscapers to "scope out" neighborhoods to see which homes are receiving lots of certified mail, a sure sign that they might be in financial trouble. There are slick sales scripts that would befit any sleazy used car dealer. They are little verbal sales tricks to get people to trust you; making them feel like it's them against the big bad bankers and that only you can help. It is all under the guise that you are helping people with their financial troubles, when really it's more like a vulture looking for an opportunity. There is no way I am going door to door inquiring about a lost dog just so I can try to start a conversation with someone aabout their personal financial situation in an attempt to buy their house out from under them. This is a book for a good,fast sales person with big ambitions, not just your average homeowner or small time investor.

This book is written for everyone, easy to read and understand with all the information needed for anyone to get started. Peter Conti and David Finkel teach not only how to build wealth buying foreclosures but more importantly how to do it with integrity. Solving problems for those that have financial issues, while making sure not to ever "take advantage" of them is a point made clear throughout all of Peter and David's books. Making Big Money Buying Foreclosures..... is more than a book about Real Estate investing, as you read each page you get a real feel for the authors, the genuine spirit of fair play and sincerity both Peter & David posess reach out from each page letting you know this is not just about building wealth; but helping people.I had the opportunity to spend this last weekend in Devner, CO with the Mentor Financial Group (owned by Peter Conti & David Finkel) and I am sold on the fact these two gentleman walk their talk. Buying foreclosures is a time spent working with sellers in an emotional state; this book teaches you as an investor how to work with these sellers in a way that is not demeaning but even uplifting. If you are an investor, big or small or maybe someone simply considering the purchase of a few properties to hang onto for future income or a more quality retirement, buy this book. Making Big Money Investing In Foreclosures......was not written and published to be put on your shelf, I have read dozens of books regarding Real Estate investment and for me, it's always been about the people I am working with and the wealth & freedom building, in that order. Even if you know nothing about Real Estate investing or are a licensed Real Estate Agent - (...) - READ IT - FOLLOW WHAT IT SAYS, EXACTLY HOW IT SAYS TO DO IT.......IT'S THAT SIMPLE! It has something for everyone and you will be glad you did.

Great Book,

I started buying real estate with a partner 1 year ago and we have bought and sold 12 pre-foreclosures since we started. I found out about Peter and David's books about 6 months ago and found that the information they give in these books is excellent. This book really explains the foreclosure process well and gives you great ideas on how to start locating these deals. I highly recommend this book along with all there other books to any one and every one who is interested in buying real estate. Thanks Peter and David for the excellent information you give us investors.

This book is heavy on excitment and 'systems' but very light on details. Not something to buy if you want to actually go out and DO something now. This book is mostly intended to get you involved in their very expensive mentoring, coaching, or course programs.

I find that the works of Conti and Finkel take into account the position of the troubled seller and how to find the solution to there problems. There compassion is what sets them apart from all the gurus out there.This book uses some examples and material from there previous books, however majority of the book is new information that keeps you hungry. I started reading this on the September 22nd and completed it this evening. Very difficult to put this book down. What is also very impressive is they provide a webpack where you can find out about all the forclosure laws in your state, hours of audio, and access to their RE Investment group and forums where you can go for free advice. Since registering with them, I have started to receive there newsletter which has had some great tips so far, I can not wait to get more of them.

In louisiana if one does not pay the rent, the legal authorities will place an eviction notice within a short period of time on their front door that tells them to vacate in 3 days. This sounds great until you go back to the authorities on the fourth day and find out that legally they cannot physically put the people out by law for 6 months.
I had a duplex and had no rent for 6 months out of one unit. The payment for me way back then was only $125 per month. Can you imagine having three or four units today in this situation in Louisiana (unless the law has changed since 1970), but don't count on it. They still go by laws written by Napoleon hundreds of years ago. Ha! Ha!. This book will guide you to their $2400 siminars and an 18 month course. I bet if most of you fall for this, you will hate Peter and David in about 2 years or less. Yes, a few people going for this will make plenty of money. However these same ones would make a fortune selling junk used cars. Can you? I don't even want to think of having to make the payments on three houses in Louisiana for 6 months of $1000 each until I can rent them out to other tenants who may tear the place up and not pay rent for 6 months. I believe you can do much of this with no downpayment etc., but you'd better have money for unforseen occurences. They will happen. I got this book for free at the library.

Excellent overview of Foreclosure purchasing,

I had run across my first pre-forclosure deal and needed to get a basic understanding of the steps and processes. Peter and David's book provided that wonderfully. I was able to use the steps and scripts to sign up a deal, provide help to a stressed-out seller and reach the proper department at the lender. The suggestions of how to talk to both the seller and the lender have been very helpful with dealing with the human side of things. I felt very comfortable with the style and the seller has been very appreciative. I didn't feel manipulative at all.

This book provides a relatively poor overview of the foreclosure process (understandable since it changes somewhat by locality) and spends way too much time on salesy sounding scripts to use when talking to people. However, there are enough useful tidbits to make the book worth reading.

I love real estate. I own 5M worth of real estate. This book has good information about a good niche (foreclosures) in a good business. I hated it.
If these two had to keep using the sleazy tactics and phrasing they describe in this book, even when they knew the business cold and didn't have to anymore, and then they're so proud of themselves they write a book, tells me somebody lost their soul on the way to the bank. Foreclosures is a good business, people in foreclosure are often in trouble of their own making and don't know how to get out but are annoying in their inability to do SOMETHING. I can even see how using the power of language to get people moving forward out a no action = no solution situation makes some sense. but, i wouldn't take a penny from a deal that used their tactics and language. |
