This is really a nice look at tapping the power of real estate. Upon rereading many parts of the book I began to understand Mr. Hicks cold, hard truth in taking over income producing properties through borrowing. The key according to Hicks is being able to borrow as much as possible for an extended time, at the best rate. If this occurs and the rental income covers your mortgage and overhead then you have a self-paying property. (Heavy emphasis on rental income).

Hicks free-wheeling philosophy is tempered with prudent warnings: Positive income over and above expenses must be present. Keep records. Do not be afraid of banks, etc. Do not let the bland book cover fool you...this is a terrific book!

When I started reading the book I thought ok this might be decent. I agree zero down is another real estate tool. But did we have to beat a dead horse for 7 chapters? But then he ties this together with his ploys at trying to get you jacked up with the "I'm a Millionare and you can be one too!" lines. I wouldnt buy this book because he recommends you buy his news letter 10 times a chapter. In addition, he pitches that he can finance some of your loans. Again not all bad but, how many times do I need to hear that he has money to loan you.

I ended up getting more out of the bullet points at the end of the chapters then actually reading the book. Sorry.

If one actually takes a read of the book, it is not so bad after all. It is full of useful hints and ideas. Like any other book, you do have to apply the ideas. Money, although printed on paper, does not grow on trees. It is not a perfect book, but not anywhere near aas bad as the other reviewer made out. You *can* make good use of it to make money.
