The guy is an imposter!,

I'm a real estate investor and this is, without a doubt, the worst book I've read. It seems evident that this guy has never bought any apartments (or any other commercial property, for that matter) in his life. There's not a single example in the book of his personal experience on a closed deal. Almost all of his advice is ludicrous.

I have read a lot of books on real estate investing. There are a few good ones out there that give real detailed, REAListic advice. This is not one of them. It is not very specific and I did not find it to live up to it's title of being a "step-by-step guide". There is not much substance to the book and can't say I learned anything by reading it. I'm a beginning investor with only a few years of experience, and the book was below my knowledge level. The author may be experienced and successful, but not everyone is an expert at conveying a message. I do not recommend this book.

I've read a bunch of real estate books since I bought my first apartment building in 1975. This is a light weight book for beginners with no real examples of actual deals made by the author. That may be fine for single family houses that any amateur can buy and manage in his spare time. When it comes to buying a 25+ unit apartment building for a million dollars or more, you better know a lot more than anything in this book. The book makes references to a web sight that seems to be abandoned, making mention of upcoming events that were six months ago.

Excellent guide to begin or grow in you knowledge of multifamily,

I think the people who have left poor reviews are somehow connected to those who offer expensive online courses and ebooks that are vague and full of motivational hype with few concrete facts. This book is not one of them. It is not only written very well, it is ordered in a way that reviews and revisits earlier ideas so you come away with a knowledge that helps you invest prudently. I am a military chaplain by trade and after reading this book and a few others by Rich Dad's Advisors I find I often know more than some of the people I deal with in the industry. In deed, most of those I deal with often believe I have worked in the industry as an investor for many years and that I have many multifamily properties, when in reality my wife and I are only closing on our first next month, Sept 2009. This book has given be confidence to choose a market and investment, evaluate, close and operate it. Thank you.

The info in this book is extremely valuable for anyone who wants to increase their returns on investment in real estate. There is so much concrete detail to accomplish this goal, whether it be finding the right property, investing using other people's money, negotiating, structuring offers, efficiently closing, finding the best management company, knowing how to increase rents and many other important strategies. The author seems to have vast experience in this field. The book delivers the promised "know how" in a step-by-step manner in a concise, highly readable form. Highly recommended

This book has a sound strategy in investing in apartments of 10-25 units. However, when the author attempts detailed explanations, they're either confusing or wrong.
An example in his section about structuring your business, "I recommend structuring each property as a separate corporation...". No mention of using an LLC, the preferred real estate business structure. Then the author goes on to talk about partnership structures, while not mentioning the LLP structure (nevermind the corporation he advocated 3 pages earlier). Then he says everyone who contributes is a partner, including the bank from whom you borrow. The bank as a member of your legal partnership? I don't think so, but this is an example of the lack of clarity and ensuing confusion that comes from this text. The author talks about tax advantages to entice doctors to as partners, while completely failing to discuss what the investors tax advantages are when investing in real estate. Talk about missing the big picture.

This book gives a great overview on buying multi-unit properties. I wanted to find out if this is an area of real estate investment that I would want to pursue and the book gave me all sorts of insight into this world. I was especially interested in the chapters on financing and negotiation and found them very enlightening. And the chapters on locating properties and analyzing them were well-detailed and gave me lots of ideas on how I could really make money using these strategies
Having been to the Robert Allen seminars, the Russ Whitney seminars and even the Nouveau Riche seminars, it was so refreshing to NOT be handed a bunch of hype by Greg Warr's book. I ended up reading the book from cover to cover, found it easy to follow and actually enjoyable to read, and feel that I learned a lot about buying multi-unit property. The formula's for analyzing potential properties were themselves worth the price of the book! I have seen Greg Warr on Fox News and I understand that he has also appeared on CNN, on MSNBC and Bloomberg talking about real estate. He is obviously a well-respected and knowledgeable investor and I felt that I was getting the advice of someone who really knows his subject.

Why would you invest in Multi Unit Apartment buildings versus single family housing? Quote: "My mentor said I buy a single family home. I put up a $1 to make $1.20. That's a 1.20 to 1 ratio, which is good. I realize an even higher leverage when I buy an apartment building, which means I still put up $1 but get $10 in return. That's a 10 to 1 ratio. I call that millionaire buying power!" End Quote. Gregory D. Warr appears on MSNBC and CNN and is a sought after speaker on investing. This book is written in easy to understand language and reveals his secrets for investing in multi unit apartment buildings and answers why he invests in them. He tells you how to do it and why it works. I highly reccommend this book.

This is a great book for an investor who is new to real estate or for a real estate investor with some experience like me who is serious about real estate and understands that to be very successful, learning from seasoned, very successful investors like Gregory Warr can give you a huge advantage and help enormously in achieving the goal. For those of us without rich dads, being able to learn about "tricks of trade" straight from the source is invaluable.
I read the book from cover to cover on the day when I bought it. The book is easy to read and full of valuable and practical recommendations such as: invest in low- to middle-income housing as more people are looking for low- to middle income housing than those who are looking for high-income housing. Mr. Warr shares some insightful ideas about financing of properties, structuring the offer and negotiating, and managing multiunits. The book bursts with energy, which is very contagious. It clearly shows that it is possible to create wealth and stability investing in multinunits and guides you how this can be done. The best part is that Mr. Warr shares a lot of his personal experience, so his examples and recommendations are very convincing. After reading this book, I felt like a new door is now open for me. I am looking forward to closing on my first multiunit. |
