Solid, Common sense Reality - No scams or hype - Honest,

T J LUCIER has more honest, realistic, detailed information in each of his real estate books, than any author I have found. He is a journeyman carpenter and former marine, who is dedicated to integrity. He has thoroughly educated himself in each aspect of realty, before he writes. He is a property owner and investor first, not a charlatan, or scam artist. Details he teaches you in his books, about law, construction, inspection, negotiation, buying, and selling, are explained so that you learn, and protect yourself from risks. - Lucier focuses on investing, not gambling. - He teaches you to profit from good investing, not from hoping that inflation will save you.He is accessible: He answers his own phone, and his emails. LEIGH ROBINSON's Book: LANDLORDING, and JOHN T. REED's writings (johntreed dot com) are the other two high integrity sources you should pursue, if you want this quality. My background includes Former: IRS Field Agent, CPA, Certified Financial Planner, and Real Estate Broker. So, I have some frame of reference from which to judge this material.

After reading Mr. Lucier's first two books, I had high expectations for this one. My expectations were highly exceeded!I've read multiple books in my quest to become a successful real estate investor and thought I knew quite a bit about it. After reading this book straight-through without putting it down, I realized there is so much that the other so called "gurus" don't teach us. Another appropriate name for this book could be "What the Guru's fail to mention". Also Mr. Lucier's straight forward, no fluff teaching helped me see things for how they are verse the exaggerated teaching style of other real estate "experts". Well to sum it all up; this book made me feel confident and motivated to go ahead and start taking steps forward to invest. He gives a ton of references so that you know where to go, who to talk to, and what to ask! All of that combined with Mr. Lucier's invitation to call or email makes this book worth its weight in gold!

Tom's book is packed with information! He never puts any hype in his writing. In fact, Tom explains the negative aspects of real estate in detail to make sure people looking to invest in real estate don't get taken and lose their money.Tom has been very detailed in this book telling you exactly what you will need as an new investor and also exactly how to make money. He makes sure you know all the good points as well as the not so good points to real estate investing. Tom explains the crucial details that so called "gurus" often fail to mention or lightly skim over as they are selling their hype. This book takes you through what it takes to be a profitable real estate investor step-by-step. In fact, I would say there is more information about real estate in this book than any of the many $1,000+ real estate home study courses I have read and listened to. This book will be a great resource and guide for any person wanting to get into real estate investing. Otto Ruebsamen, President of Global Investment Group Inc.

Mr. Lucier has hit a home run with his new book, The No-Nonesense Real Estate Investor's Kit. It covers all the meaty details and aspects of real estate investing. This book is straight to the point, and you'll learn exactly what you need to do to become a successful real estate investor. It doesn't matter if you're just starting out or if your a seasoned investor. There is so much you can learn from this book. Mr. Lucier gives you so much information that you'll be forced to read it more than once to make sure you haven't missed anything. If you are really serious about making money in real estate, this book will guide you each step of the way. I like the way, Mr. Lucier cuts away the fluff and glitter and tells it like it really is. This book is a must read for anyone who is interested in making it in real estate today. Mr. Lucier, thank you for writing this book and sharing your knowledge with your readers

Don't buy both books...,

This book has almost exactly the same content as his Pre-foreclosure book. I bought both at the same time, and returned this one for that very reason. Otherwise the information is useful, if you don't know anything about your local county assesor, recorder, treasurer, etc..If you have detailed knowledge about these entities and how to get the information you need from them then you might want to pass on these books altogether.

This book should be mandatory reading for every business major student as well as anyone contemplating real estate investments. Tom Lucier writes with such a no-holds barred style and attention to detail that even a newcomer to the real estate world will find it easy to follow. The content was so practical and without the hype. Frankly, it reads like a fast paced novel that you won't want to put down. This detail oriented, step by step book kicks ass when compared to most of the "pie in the sky" and impractical "get rich quick" books out there. In addition, Mr. Lucier is the only real estate author that I know of who is accessible and returns my e-mail questions promptly! If five stars are the maximum, this book get six!

I have read a lot of real-estate books, so many that I was loosing tract of who was a scammer and who was real. In my most recent state of author induced real-estate confusion; I remembered Tom's book "The Pre-Foreclosure Property Investor's Kit" being the most honest and informative books I have read in real-estate in a long time. So with that thought, I bought his new book "The No-Nonsense Real Estate Investor's Kit"; this book helped ground me again. I am no longer afraid to enter the market any more. While I know I will never know everything about this subject, Tom helped me to see the common pitfalls other wannabees permanently loose their footing in.I still plan on reading other authors books; but I can guarantee you, I will read every one of Tom's books more than once. My background kind of goes like this, "I am just an average guy with above average ambition and the horse power to see it through." :>) Semper fi, Tom

This was my second book from this author...so alot of the information overlapped from the pre-forclosure property investors kit. I actually thought this was a newer version of that information...but it really covered all sorts of different types of real estate purchasing....everything from empty lots to abandoned commercial property, condemned property and just highly motivated sellers. Mr. Lucier tells it like it is.... I really enjoyed his books...I personally got alot more from the pre-forclosure book...but that is my current focus. It was great information and the book is full of ways to save money on purchases and fix ups. I highly recommend this book as well as his pre-forclosure book.

The No-Nonsense Real Estate Investor's Kit: How You Can Double Your Income By Investing in Real Estate on a Part-Time BasisI'm glad I read his other two books before reading this one. Otherwise I would not have bothered to read the other two, which I would highly recommend to anyone interested in real estate investing. The problems I had with this book I would put primarily under the category of either no or very poor editing. First, I think he contradicts himself regarding recommended courses of action in a few places in the book. For example, he devotes a couple of chapters to talking about how hard it is to make profits in real estate investing, then gives several anecdotes throughout the book about making $20k to $30k after 2-3 months of owning a property. He spends a good portion of the book talking about real estate loans, escrow closings and good credit, then mentions briefly toward the end of the book that he prefers not to use conventional loans, but instead to use owner financing (which is some of the most helpful information I've obtained by reading books on real estate investing, so I agree with his preferred course of action. Why wait until the end to throw that out?) Second, I wish some editor had reined in all of the portions of the book which allowed his personality to really shine through. If I live to never see the word "bullspit" in print again, I will have been blessed. Also, the constant references to "how we did it in the Marines." There was WAY too much of those things. There was some of this in his other two books, but not enough to annoy me. Here, it affected his credibility more, because I started to think of him more as a windbag. It didn't change my appreciation for his other two books, but it has affected how devotedly I will adhere to all of the advice in those books. Last, and this is a trivial point, I don't think he had an editor because there were about 5,000 unnecessary commas. I had to stop often to re-read sentences because the commas were inserted at random places, making many of his sentences nonsensical. As I've stated a couple of places in this review, I would highly recommend his other two books. They're practical, and useful, and give one what I consider to be all of the basics to get started in real estate investing. This book I found to be more meandering in the point it was trying to make, and less encouraging. Also, as another reviewer stated, it was pretty much a regurgitation of material in his other two books. In fact, when determining whether this book was necessary for my collection (I got it from the library), I compared it to his book on pre-foreclosures, and much of the information in this book is contained there. Get the other two books instead.

WHERE'S THE REST OF THE BOOK?,

When I read the table of contents, I thought this book covered it all and ordered it immediately. Then I began reading and realized the whole book was like an EXTENDED table of contents with 3 or 4 sentences devoted to each topic. You will need many more books to get an understanding of any one concept presented here. Maybe that's exactly what Mr. Lucier was counting on....
