Simple to read, does contain some fluff, but I did like some of the insight in the book----completely makes sense and I am very pleased I purchased it!!
Does have telephone scripts for cold calls that come into the office and gives some basic phone ettiquette lessons, which I liked.

As a 20+ year Real Estate Broker training an associate in a very difficult market I found this book excellent. Actually, some training companies used phrases and dialogues similar to this when I was training so many years ago. This book is the back to the basics...the real basics of Real Estate. I recommend this as a refresher for the old salesmen and brokers and the new agents. Refreshing, to the point and excellent dialogue. BUY it and go back to the basics! It works!

A lot of this book is common sense, but sometimes you just have to remember it and put it to good use. I will use this book on a daily basis.

I am glad that I purchased this book. I have been in the real estate business since 2002 and I am currently studing for my New Jersey Real Esate brokers exam and I found this book a great way to stay focused on what brings in the money, interacting with buyers and sellers. It may be basic, but basic works. I would advise anyone brand new in the business or seasoned agent to give this book a try. I am happy that I did.

I just downloaded the Kindle Edition and it seems like the book is incomplete. For example dialogue 1 and dialogue 2 are exactly the same. Something must be missing here. I lost my money.

This book is very basic and not as insightful as I hoped it would be. Being a new agent, I expect to learn alot from this book. But the topics are redundant and too simple. After reading the book, I was left with the "that's it feeling."

Author has made a great effort creating a product for agents to use as scripts but this book has missing information and outdated sales scripts or "phrases." If you are completely new to the business i would purchase this book otherwise save your money. It's truly a flip of a coin (50-50)

I agree w/ previous reviews stating these are common sense phrases -- but sometimes it's nice to have it all summed up in black & white. Definitely a good reference for the new agent.

I found this book to be very good at providing a dialogue for the most common discussions involving in real estate. I've been using it. Great book.

Maybe these phrases worked in the 60s.

It is boring, old, uninteresting and unexplained collection of phrases
that the author recommends as dialogues with clients over the phone.

It is trickery and also just bland old stupidity.

These methods stopped working sometimes in the 60s
