This is an excellent first book on the subject of private mortgage lending.

If you have no idea if what private mortgage lending is about, it has enough detail for you to understand what the business is about and how to get started.

In my opinion, it does not spend enough time explaining the "Gotchas". It has plenty of information to get you started but not enough to keep you out of trouble.

If you are interested in engaging in this business as a lender, by all means buy this book first, but when you have read it two or three times, be aware that you need to know a lot more about troubled borrowers, real estate inspections and appraisals, real estate title problems, bankruptcy, and local forclosure laws and procedures before you start lending your own money.

This is a well organized and very easy to understand investment manual, whether you are a newcomer or an old pro in the business of real estate. Included case studies and tables are effective in illustrating the process and possible outcomes of private mortgage investing. The author clearly explains all of the parameters to be considered when taking advantage of this type of investment opportunity. Points, fees, and procedures relevant to mortgages are explored in great detail. Safety measures, tax considerations, and foreclosure processes are also discussed, with examples of what could go wrong, and how to avoid losing your investment. This is a complete and honest assessment of private mortgage investing, with excellent references and suggestions of how to get started or increase the success of your investment activity.

Clark's book covers the basics that any investor will need to know, including why to choose private mortgage investing (and what your other options are) and how to go about doing it. It covers all of the different aspects of mortgages such as fees, interest rates, and even has handy tables to help you out. The appendices are the best feature as they have all the forms you will need as well as a comprehensive glossary (very useful!). This book covers everything you need to know to succeed, but were too scared to ask about. It even has case studies and examples explained with real numbers that help tie the whole thing together. I would recommend this book to anyone wanting to start earning money with private mortgage investments.

This book is straightforward and gives you a tremendous amount of information about investing in private mortgages. Unlike a lot of books of the investment genre, it does not try to sell you on services provided by the authors. In fact, I wish the book had a bit more reference material for making contacts to get started with this type of investing.

Before reading Private Mortgage Investing, I knew very little about private mortgages. However, after reading it, I feel as though I really have the information I need if I decide to take this path of investing. This book provides an in-depth look at every aspect of private mortgage investing from getting the most out of your IRA to ways to invest your money. One of the most helpful sections of the book was the discussion on how to find potential borrowers - and discovering there are plenty of them out there. In fact, it was surprising to learn that 1.9 million homes were purchased by investors in 2004 - that's 23 percent of all home sales!

For me, the best part of this book is the case studies. Reading about an 18-year-old who is already investing her money and a 73-year-old who turned to private mortgage investing is an inspiration - it proves that anyone can invest their money in private mortgages and make a nice profit. Furthermore, the case studies provide valuable tips - such as the importance of working with a reputable, trustworthy broker - from investors who know what it takes to succeed.

There are also eight exhaustive appendices, one of which includes sample forms, among them an example of a mortgage note and a mortgage commitment letter. The second appendix features a complete loan package from a broker. Everything you need to get started is in this book! All in all, Private Mortgage Investing is a must-read for anyone interested in really learning how to get into private mortgage investing.

I've been struggling with my investments for years. Watching the stock market fluctuate and watching my nest egg get smaller and smaller has caused me incredible stress. After reading this book, I KNOW what to do! Private Mortgage Investing is a safe and practical way to earn high interest with an investment of $10,000 or more. And to find out that I can use my IRA money - just too good to be true! If only I had known this 20 years ago!! It is a must read if you are an investor - whether you know anything about real estate or not.

This is a very helpful book on the topic of hard money loans. It also touches on investing in discount notes. Even an experienced investor will find some helpful nuggets of information in this book. This book not only showed me the way to safely invest & build personal wealth, but it gave me insight as a mortgage broker looking to place my clients with hard money loans. I called and spoke with co-author Matt Tabacchi recently, and he is still in business with 4 branch offices...I may even place some of my money with him to lend in Florida.

Book is a mediocre at best. Only thing worth any value at best in this book is found online for free. For example, to not lend someone your private money in excess of a 65% loan to value ratio, inspect all properties before you fund the deal, and use a good mortgage broker to find borrowers. In fact, there are countless and shameless plugs to use Matt Tabacchi of Allstate Mortgage Loans in almost every chapter. When it talks about finding the borrowers to lend, the authors continuously say "find a good mortgage broker & network at real estate investor meetings." It never discusses real issues such as what happens if the borrower you lend to files bankruptcy or defaults on the loan, damages the home, etc. and other countless pitfalls of real life scenarios that happen. Also, it gives no checklists and packages to use when screening deals which would be extremely helpful for someone starting out. Finally, out of 396 pages, 173 are appendixes (43%). The rest is written in big size 14 + font. It took me 2 hours to read this cover to cover and it was the worst investment i made of my time on the subject. In summary, self published big picture common sense information you can get online for free. Save your money. I highly doubt the "2nd editon" is any different. This book is clearly a pass.

A book that is written in simple and plain english. A good overview of a field of investment most people (myself included) are probably unaware of. Also contains additional references and links for further follow-up. Well worth the money.

it's a good book, however mostly for whoever has never read much on the subject.
