Just two words .. Don't Buy!,

I always buy my Real Estate Books for study purposes and not read only. Afterall - you want to APPLY knowledge not just gain knowledge. I could not find ANY flesh or bone in this book.It's basically devided into 3 sections. The 1 section tell you about opportunities in Real Estate (page 1-74). The second section informs you about the authors success in Real Estate (page 74-130). The last section is just a lot of useless forms (page 130-230). The first section contains a few ideas. NO info on NUMBERS which is much needed in any REal Estate book. You get the idea the sections on the authors success stories and all the useless forms where just added to get page numbers to the book. You will find nothing to study in this book! You will gain NO knowledge and have nothing to apply after reading this book. It wont change your way of doing things. My recommendation - Stay away - don't buy! I wish I could rank this book with a zero star!

Like my old air conditioner, it makes a lot of noise and does nothing. It purports to be about commercial properties but is mostly about residential properties. It's chock full of (about a third of the book) useless forms, and discloses such incredible secrets as "My first secret: For example, you can capture the increased value, or profit, by reselling the property to another buyer at a gain"...this is my first of many secrets you'll find in this book".How does fluff like this get published. If the author knows anything about real estate, he's keeping that secret.

The book really gives some good ideas or outline of the rehab. But there are no deep insights or enough concrete ideas/samples of rehab strategy. It's good as an introductory book. Not recommed for people who had already some ideas of what rehab is.

This is an excellent book on real estate investing. The reader can learn much from the author's actual examples of "adding value" to commercial and investment property. The sections on raising equity and obtaining financing were especially instructive and contain some of the best real estate investing advice I have seen in print. Well written. A must read for the serious real estate investor.
