This and Landlording, by Leigh, are my two fave's so far as a real estate investor. This one tends towards overkill with many, many examples but other readers may want that more than I did. Focused on real estate deals in the <$2MM category, this book offers a treasure trove of helpful tips about how to work the angles to create maximum wealth from real estate investing. Especially useful are sections on goal-setting, negotiating, dealing with banks, and secondary financing.

The book is less useful for development professionals dealing with larger developments such as office buildings, apartment communities, etc, as it omits extended discussion of the institutional players. Both individuals and development professionals will find Zuckerman, Real Estate Investment and Acquisition Workbook a useful adjunct, with development professionals perhaps more intested in Brueggeman & Fisher, Real Estate Finance and Investments than this offering.

This "no-nonsense" book, by a seasoned investor and broker, is mostly focused on non-traditional real estate financing vehicles. Bits and pieces on the subject have previously taught by various gurus, but this book covers ALL of them. If every Realtor and investor read this, we would all be better off.

Cummings is one of my favorite R.E. authors. He is very thorough. This one has chapters on conventional and creative financing, tax exchanges, land development, discounting mortgages, sale-leasebacks, how to get started and even dealing with foreclosure. Table of contents is very thorough and makes it very easy to go to the exact page you want to to find specific information. He is good with the numbers and doesnt leave much to the imagination like many authors do. I recommend anything by this author.

Cummings brings 30+ years of creative RE finance experience to bear with specific examples of techniques that the average buyer/investor won't be familiar with but that work in the real world (particularly with commercial property). Could have used one more round of proofreading, but well worth studying just to expand your awareness of how to acquire property and how to get the best price when selling.

This book has endless grammatical mistakes. The book has virtually useless subjects that run on and on. If you want to read about how to make money selling potentially exotic plants from the front of a house you are looking to buy, then this is the book for you. If you want a book on finance, look up Bruggeman's book on Real Estate Finance. Save your money and time. Don't read this "filler" book.

this book is over 600 pages but its pretty good as it makes you think about creative financing options (lease back, owner-cary, etc) and how to structure a deal with both sellers & buyers goals in mind (vs knocking someone down on price alone).

I'm novice investor just starting out in the real estate investment field. Mr. Cummings book really helped me understand the concepts of effective real estate finance. I used his book when I was faced with a recent investment opportunity. My goal has always been to educate myself so that I can identify and effectively use a myriad of financing solutions for any deal I am presented with. Mr. Cummings book helped me more than the other books I've read. If your starting out in real estate investment. This book will help you if you read it thoroughly, keep an open mind, and adapt the information you learn to your real estate investment opportunities.

This book is absolutely phenomenal! It is a must have regardless if you are interested in investing real estate or not. This gives you detailed ways to maximize your profits in each transaction with minimal risks. There are many topics covered in this book that are not taught in real estate classes, nor are they referred to in general if you are not employed as an investor. Jack Cummings includes specific examples that can guide you in multiple transactions simultaneously. He's brilliant, and has the power to encourage me to get out there and take action quickly. Love this book, and recommend everyone have a copy. As I stated before it is "my financing bible!"
