Bought and had this delivered just prior to heading to Florida over Christmas. Our intention is to move there (our kids are there) and I really wanted to be aware of many things, especially since I was going to be targeting short sales and forclosures to try for the best deal. We already own rental properties and this still gave me info I was not aware of. For instance, being very careful of 'unexpected fees at the closing of a short sale'. I had no idea that thousands of dollars could be at stake, or the option to walk away from the deal, BUT losing your earnest money in doing so! We did place a bid on a short sale, and I made it very clear to the agent I would not tolerate any surprises at the closing. The one area where the book seems to be a bit lacking; shorts and forclosures seem to take less time now than previous experiences. The agent told me the reason is they have had sooooo many that the system has gotten better about handling them. Sad commentary for sure. The book was very helpful otherwise. Glad I purchased it.

I bought this book and it was my first GREAT investment on my way to become a real estate investor.
I wish I had bought the book and took the course before I got my own residency.
The value you get back for your money is incredible. The access you get to web site is Price-less.

I took Professor Baron's Real Estate Due Diligence 101 seminar and got a copy of this very informative and easy to read book. As a Mortgage Consultant I would advise anyone who is buying a property to read this book! I will recommend it to all my clients! It has great tools to help evaluate the risks and returns in buying any given property. It breaks down chapter by chapter the process of home buying making a very complicated process easy to understand and much less intimidating. It is a must have for first time home buyers and investors that not only want to protect themselves but also want to know if the risk will be worth the return! I personally have done many loans for the author and have seen how he makes very wise choices in his own home buying decisions by simply following his easy rules of due diligence. Please do yourself a favor and read this book before buying a home- buying a home is most likely the largest purchase of your life and you owe it to yourself to be informed about it!

Already the owner of my own home and two rental properties, I wish I had read this book a long time ago! The book contains great information on many aspects of owning real estate. This is the opposite of some real estate books that advocate get rich quick schemes. Professor Baron makes it clear throughout the book that real estate is a long-term investment that should be properly vetted BEFORE you invest and the many risks to be considered and how to reduce those risks. There are also many tools, accessed through his website. Things like excel spreadsheets on cash flow analysis and numerous checklists to be sure the investor is considering all important risks. This should be required reading for anyone thinking of becoming a real estate investor.
