If only I had this book before buying my first piece of real estate, I would have done things much differently. But at least I came across this book now and not 30 years from now. The book is written in plain language and is very easy to understand. After completing your "Due Diligence" the answer to buy or pass on a piece of property is right there infront of you in black and white. [...]There you will find several easy to use spreadsheets on Cash Flows, Renting vs Owning, After Tax Cash Flows (which I found the most useful)etc. The spreadsheets do not lie and allow you to accurately forecast whether or not the property you maybe interested in is actually worth your investment! Thanks to Professor Baron and his team for arming the real estate buyer with the tools to help reduce risk!

I took Professor Baron's Real Estate Due Diligence 101 seminar and got a copy of this very informative and easy to read book. As a Mortgage Consultant I would advise anyone who is buying a property to read this book! I will recommend it to all my clients! It has great tools to help evaluate the risks and returns in buying any given property. It breaks down chapter by chapter the process of home buying making a very complicated process easy to understand and much less intimidating. It is a must have for first time home buyers and investors that not only want to protect themselves but also want to know if the risk will be worth the return! I personally have done many loans for the author and have seen how he makes very wise choices in his own home buying decisions by simply following his easy rules of due diligence. Please do yourself a favor and read this book before buying a home- buying a home is most likely the largest purchase of your life and you owe it to yourself to be informed about it!

This is one of those RE Continuing Ed books you don't throw away but keep and lend out to family and friends who might be coming into the market of buying (or sell). It is very well written, includes very useful information. Worth every penny! Best 18 hrs of CE!

I met professor baron and a local Real Estate investors meeting in Orange County and purchased his book at the seminar. I have several books on due diligence and have attend several seminars, but if there is anything useful I can get to help me make better me a better investor I am in. I am using professor barron's book and essentially following it as a manual to guide me through the process of my next property purchase. I have purchased property before, but i can say that i didn't do a lot of what is in this book. I see how his process works and you can absolutely learn the important aspects of buying investment real estate while reducing risks - the best part is you can do this while you are actually buying real estate. If you are scared about buying property because you haven't done it before and don't want to mess up - buy this book. Follow the process and you know you will be buying right for the right reasons. you will learn a lot along the way.

Buying property is a complicated process. This book makes it much simple. You can tell from reading the book that the author is intimately familiar with the process at a very practical level. The knowledge can only come from a person who has been through a large number of real deals and knows where to look for the potential risks and how to protect yourself. The real world examples, the plain language discussion on pros and cons, the complete check list, and the downloadable work sheet make the book a very practical guide. A simple yet powerful one. I would recommend it to anybody who wants to buy a home or invest in a property.

This book is a must have if you are new to buying property and want to know the real ins and outs. Unlike most of the other real estate books I've read, this one is lighter on the "theory" and heavy on the "reality". As the other posts have mentioned, the inclusion of the cash flow spreadsheets makes the purchase worth it alone. They are simple to understand yet very powerful tools. Definitely buy this book and read the entire thing BEFORE you buy a property. There are a lot of unknown pitfalls I was able to avoid because they are pointed out clearly and in detail by the author.

I wish I would've read this book before I bought my first place. However, now that I've read this book, I won't make the same mistakes next time. This book make complicated topics easy to understand. I found the chapters on HOA Analysis and Insurance to be especially interesting and helpful to me. There is so much useful information in this book, if you are ever going to buy property at any time in the future I highly highly recommend that you read this book first!
