This little book of 140 or so pages is absolutely jam packed with information about being successful in marketing or investing in short sales. He does a great job going over the importance of helping to "manage" the BPO/appraisal. He also discusses how to prepare a complete and effective short sale package that will be acceptable to the lender, and how to negotiate with secondary lien holders.

In short, if you have an interest in investing in, or listing, short sales, this is an excellent first read. I've been a buyer of mostly foreclosures and bankruptcy sales, but plan to start focusing much more on short sales, and I learned an enormous amount the process from this book.

Also, Mr. Smith was very nice about providing a very detailed response to an email question that I sent him. So I highly recommend both the book and Mr. Smith. He's not a "guru" making a living selling overpriced books, tapes, and seminars to wannabe investors. He's in the trenches making a living doing these deals every day, so for me that gives him instant credibility.

I purchased this book with some experience doing short sales. I was only getting them as referrals and didnt know how to find a steady supply of willing sellers without paying a ton of money on advertising or one of these "boot camps" or short sales in a box packages being sold out there. I figured what the heck its under 20 bux and a Realtor wrote it who is in the biz now. Well worth the money. Gave step by step advice for what to do when you get a short sale as well as how to find a steady stream of willing sellers for very little money.

I wish there was another book he wrote on marketing becuase I would buy that too!

Thanks for such a practical book on short sales Jeff!!!

This book is all CONTENT and no fluff! There's no need to spend $1000+ on Real Estate Bootcamps or $1197. For a "real Estate University," Coaching Sessions or fancy looking short sale "kits". I got all I needed to know about Short Sales from this one book. Jeff goes into detail about the whole short sale process. Most importantly, he reveals his methods for generating tons of leads without having the marketing overhead that other gurus require. He reveals plenty of experienced information that will save your shortsale deal, get you more in commission and make it hassle free. If you still have questions, Jeff gives you an e-mail address where he'll answer additional questions you may have as a gift for buying the book.

I found this book to be informative and well written.
I have been looking at homes in the south Orlando area and many are short sales.
The realtor's I have communicated with have been reluctant to answer questions about short sales.
I'm not entirely sure if it's a fear of short sales, lack of knowledge or just guarding proprietary
information. This book filled in many of the gaps.
We are looking to buy a home when we retire. I mistakenly thought paying cash would make this an easy
task but I'm learning.
If you're looking into a buying a home in the areas that short sales are in abundance you will find a
wealth of information within the pages. If you're a realtor I would hope you're as versed as the author is.
If you're a buyer I hope you find a realtor with the skills if takes to handle a short sale.
Pick up this book for the tools that will take you over some of the hurdles you will be faced with.

I have been in the new homes business for 25 years and now am going to dive in to the resale and short sale world. I have read several books on short sales in my preparation for my new adventure and I have to say The Realtors Guide to Short Sale Success is a must read for anyone thinking about attempting the challenging world of short sales.
Jeffrey Smith does a great job of setting real expectations and giving you real solutions based on his obvious experience in the trenches.
This book is a great how to , nuts and bolts read unlike may others that just tell you how hard short sales are and the theory of why real estate is in such a mess right now.
Buy this book , it's worth every penny. 5 Stars!!!

This is a very good book. Detailed advice on doing short sales. He also supplies some very good and or free resources to tap. The author is one man show, not big business so can easily relate to him. I have read a lot books on short sales, being NAR SFR certified. This one of the better books. Solid experience and a good plan.

The main thing I like about this book is the 'mind-set' of the author. It does a good job of expressing and therefore showing you the nuts and bolts approach necessary for success. The book is to the point and you can finish it fairly quickly and have good idea of what it will take to be successful in the business. Recommended.
