I have recently bought two investment properties in low income neighborhoods. I struggled at first to find good tenents who would pay on time and take care of the houses. After a while i realized those two goals where a bit much too ask. I was getting discouraged and was about to give up on the idea. But then i got the section 8 bible. Both properties are now signed up for section 8 and i dont have to worry about anything but passing inspection once a year and watch the money get directly deposited in my checkings acount from the federal government. I couldn't have done it without the section 8 bible. I fully recomend it to any new investor. I now plan on only investing in low income areas exclusively and signing them all up on section 8.

Within 5 minutes of flipping through this book, I was able pick up more than 5 practical tips to apply on my rental properties to save big time hassle and money. As I read further, every single page is full of precise tips. The author is also very humorous, there are always something make me laugh in each page. This book is every landlord's MUST! Even I don't own any section 8 properties, I still find many tips useful. They help me to exam each room with detailed checklists. For some modifications of the houses, they give clear step-by-step instructions. This is the most impressive landlord book I have ever read!

Everyone and anyone who owns property or is involved in real estate ought to have this book. Michael does not beat around the bush. He gives so many "things you must do" tips. He gives invaluable advice about various aspects of real estate- from how to manage property, how to manage people in your property, how to acquire real estate, and how to leverage yourself and property against financial institutions. Mike really wants people to succeed at being landlords. Although, this book is about being a Section 8 landlord, it really is about just being a landlord regardless of who your residential tenants are. Do not be concerned that Mike and Nick are from Philadelphia. The information is basically the same for Section 8 across the board and any slight variances can easily be tailored to your region. Be warned, delaying to purchase this book is costly. Thanks Nick and Mike.

A lot of people buy real estate for the appreciation....not me. First and foremost I look for a property to cash flow well each and every month. Low income properties in my area can be bought at a significant of enough discount that they allow for good positive cash flow. Next comes managing them. I like Section 8 tenants because they better ensure me of a long term payment stream subsidized by the local government...not the whims of some flaky tenant. This book has greatly aided me to prepare for what to encounter with this type of tenant. Cash can get wiped out pretty quickly if you're not one step ahead. I'm looking forward to their follow up....Volume 2. The return I get from this type of advice is priceless.

Okay, so after much debate on Section 8 with family, I decided to dig deeper and do a little research. The Section 8 Bible was my first book on this matter and I must say that the authors give you their experiences and practices raw and uncut. The authors have a give them nothing and take from them everything approach. This book will definitely prepare any reader looking into becoming Section 8 landlord of what to look out for and how to cover your *ss. Worth the money but I will choose bits and pieces of information from this book and create my own strategy.

Some people are in the housing rental business in hopes that their acquisition will significantly appreciate while they hold it. That's great...but first and foremost I want cash flow! The more cash flow I achieve each month by steadily acquiring rentals...the more removed I am from clocking in to an employer each day. That's the theory, but to make it work you need sound advice with no hype. If you're not buying at a steep enough discount, if you're not rehabbing at low cost, if you're not managing your tenants well...you get eaten alive. That's why I bought this book...there's no sugar-coating. I bought well over two dozen books when starting my rental property business. This is one of only a few that gets reread and studied intently. There's nothing better than learning from someone who has succeeded before you...thanks for writing it.

While this book is pretty raw and uncut, the author tells it like it is. You want REAL TALK? In this book McLean does just that. This book will tell you all of the things that you wanted to know yet didn't know who or how to ask. Only a hardened vet could break it down like this. You won't regret adding this to your library!
