I have recently bought two investment properties in low income neighborhoods. I struggled at first to find good tenents who would pay on time and take care of the houses. After a while i realized those two goals where a bit much too ask. I was getting discouraged and was about to give up on the idea. But then i got the section 8 bible. Both properties are now signed up for section 8 and i dont have to worry about anything but passing inspection once a year and watch the money get directly deposited in my checkings acount from the federal government. I couldn't have done it without the section 8 bible. I fully recomend it to any new investor. I now plan on only investing in low income areas exclusively and signing them all up on section 8.

Within 5 minutes of flipping through this book, I was able pick up more than 5 practical tips to apply on my rental properties to save big time hassle and money. As I read further, every single page is full of precise tips. The author is also very humorous, there are always something make me laugh in each page. This book is every landlord's MUST! Even I don't own any section 8 properties, I still find many tips useful. They help me to exam each room with detailed checklists. For some modifications of the houses, they give clear step-by-step instructions. This is the most impressive landlord book I have ever read!

A lot of people buy real estate for the appreciation....not me. First and foremost I look for a property to cash flow well each and every month. Low income properties in my area can be bought at a significant of enough discount that they allow for good positive cash flow. Next comes managing them. I like Section 8 tenants because they better ensure me of a long term payment stream subsidized by the local government...not the whims of some flaky tenant. This book has greatly aided me to prepare for what to encounter with this type of tenant. Cash can get wiped out pretty quickly if you're not one step ahead. I'm looking forward to their follow up....Volume 2. The return I get from this type of advice is priceless.
