Very Disappointed, Please Read!!!,

In all actuality, this book lacks all due diligence it portrays. I opened this book up after foolishly spending $12.00 on it and was disgusted by the integrity of the content. This is one of those late night real estate gurus throwing some words onto paper trying to call it a book but in all reality, trying to sell his real estate courses and seminars. I read through the book just because I spent the money and every other page was a sales ad for his course and seminar. I was disgusted and very disappointed. I have been in Real Estate for quite some time now with many deals under my belt, dealing almost exclusively with Rehabs. If your into the buy and hold strategy, I recommend anything by Robert Irwin, an excellent and down-to-earth author. If you are into rehabs, I would recommend "The Complete Idiot's Guide to Fixer-Upers" by Stuart Leland Rider.....Best of Luck!

This guy is very intelligent. He is getting $12 or more per book, to sell you a book where he is trying to upsell you his other products. Basically, he writes about 75 mistakes to avoid but when it comes to explaining them, he does a terrible job. It is either too general or he tries to sell you on how one of his books, home courses or whatever he's trying to sell, will help you avoiding that. The mistakes mentioned in the book are valid and perhaps, very real but, if you have already made a mistake or just made the mistake and would like to use his advise to overcome the error, guess what, you are on your own. Now, if you want to avoid the mistakes, some of the mistakes mentioned here are self-explanatory, the rest are not, so it might be difficult to avoid these pitfalls, especially for "newbies". In conclusion, THE BOOK IS WORTHLESS. There are plenty of other authors out there that do a much better job at explaining not at selling other products.

Don't waste your money,

as a professional real estate investor I found this book to be a complete rip off. Most of the pages were only partially filled and what was written was compeletly vague hype.

Uninspired Fluff,

Even as a beginner real estate investor I knew that this book was hardly worth reading. It probably took Shemin two weeks to write it and you can read it in an afternoon. Only one or two insights and a lot of real estate common knowlege. It's like Cliff Notes for a REAL investor book. Do yourself a favor and pass on this one.

This book is simple, direct, very basic, and unfortunately I agree with others who feel it's primary purpose is to sell other products and services.

The tips may not make much sense if you haven't experienced any real estate dealings yet. It did remind me how important asset protection is. It teaches you mistakes to avoid, but if you're busy trying to avoid all mistakes...you will never learn anything. For the most part I found this book to be a shameless attempt for product promotions. Some of the phone number resources didn't even work! But if you want daily bread to feed on...you get 75 slices. Just don't expect to get full.

Where was this book three years ago? FINALLY a practical, step-by-step, how-to not book on real estate investing that will help any investor at any level avoid critical mistakes - that may cost you your business and will take away your peace of mind. Shemin - you solved many of my rental and tenant problems, taught me how to use systems, and implement policies and procedures so that I am now running my real estate investing business instead of it running me. After an assessment, I have made at least 35 of the mistakes. There is no way to tell how much money I lost or left on the table as a result of these errors. I am confident that I will not make these mistakes again and you have spared me from the additional 40 mistakes. Thanks for making my business work...just what the real estate investing Doctor ordered. THANKS!!!

Finaly,understanding what I've been doing wrong for so long! Not only could I identify with specific situations he talked about in each chapter, I thought it really flowed together what a increadable book! After reading Robert Shemin's 75 most costly mistakes, I now know "hands on" how to correct MY most costly mistakes. I strongly recommed this book to anyone who owns, invests, or manages propertites. His book was truly an eye opener. One of the best real estate investing books I've read in a long time. It literaly taught me realistic techniques on how to manage my properties, and not to have my properites manage me.

I've just become interested in real estate investing and this is the third book I've read. It's the first one where the author repeatedly pushes his other products as part of the solution for avoiding the mistakes he identifies. It has been helpful to read the short examples he presents, just to have an awareness of these pitfalls, but he doesn't adequately discuss avoiding the pitfalls. I'm glad I borrowed this book from the library before buying it because it isn't a book I feel is worth owning.

not as good as I figured it would be but overall it was informative and I think a lot of people could benefit from it. Well worth the money for most people but not me.
