I love this condensed book. It was written specific for New Jersey. Very well organized, logically arranged and extremely informative, much better than the other Tax Lien guide books for New Jersey.

I was looking for further information about the NJ lien process. This book gave me further details to work with since NJ differs then other state liens.

This is a book that I refer to often for my tax lien investing in New Jersey. New Jersey has very complicated tax lien laws and has become a very competitive state to buy liens in. I recommend to anyone who want to get involved in investing in New Jersey tax lien certificates that they read this book first. I found the chapters on foreclosure and what can go wrong very helpful.

As a lay person who doesn't do this for a living, this book was an excellent guide and great resource. Almost invaluable! To an investment area previously dominated by the large guys, beware of this book... here come the small fries! Thanks!

Mike's book is a great resource for investors in New Jersey tax liens. He shares a tremendous amount of insight into the process, pitfalls, and profits of tax lien investing in NJ. He is one of the leading tax lien attorneys in the state, and writes an easy to understand and concise guidebook for any prospect investor wanting to know about the asset class.

However, I'd advise tax lien investors to avoid investing in New Jersey tax liens unless you're local and have a commitment to complete the due diligence necessary to make your investment worthwhile. My tax lien fund (Garden State Tax Liens) only invests in NJ because we have the dedicated staff to research, bid and monitor our investments. It is a highly decentralized auction process (all 566 municipalities hold their own outcry/live auction annually). Towns auction wetlands, parcels with easements, contaminated properties, land-locked parcels that are inaccessible, and other properties that have "challenges" that could render your investment worthless. It is also a capital intensive investment process, where you have to be prepared to spend 3-4 times your initial investment to stay in a first priority position prior to redemption. I know to an outsider New Jersey may look like an attractive state, but "Caveat emptor!" (i.e., buyer beware).

This book is very informative. The chapter on foreclosure is only something a lawyer has knowledge of. The appendix is great because it contains many of the essential documents needed for tax lien investing. The only thing I thought the book was missing was some more detailed profit calculations/interest accruals on subsequent taxes. A nice walk-through cash flow example would have made this book a 5/5.

Michael Pellegrino provides some very good information about investing in tax liens in New Jersey. A great deal of the information and common sense advice will also be very helpful if you're considering investing in liens in other states, as long as you do your research and become thoroughly familiar with that state's and county's statutes and procedures. I definitely recommend this book as a good resource.

this is by far the best bang for your buck. this book was very well written and easy enough for a 5th grader to understand. the details were also very helpful im looking foward to my 1st auction
