This is the book you need at the closing table, not the stack of CCR's that they slip in as you walk out the door.

This is a must read BEFORE you buy into the HOA, if you read it beforehand you will NEVER EVER consider buying a home in a HOA.

It's not until you have lived in the HOA world that you understand that your home is considered as collateral to the HOA vendors for extortion purposes. Management companies are continuously thinking of new ways to fee and fine you. It's all about your bank account and how to move it from your account to the vendor account.

Read this book and you will never make the mistake I made of buying into a HOA. A true horror story!

The author walks you thru her entire ordeal of trying in vain, to legally rectify problems of Texas Home Owner Association's (HOA) having way too much POWER which currently is allowed to go unchecked by any type of a govorning agency in order to insure Oversight & Accountibility.

The Powers HOA's have include but are not limited to: collecting from each resident money Assessments, issuing daily fines as Punishment for Rule Violations (no matter if You as a homeowner did something wrong or not), charging late fees, 10% Intrest, Atty. fees. If god forbid, a Homeowner somehow falls a little behind - the HOA can foreclose on any Family's Home without having to ask a Court's permission... even though most of these United State's Constitution's say; A citizen owning property within that particular state Has HOMESTEAD RIGHTS!

NEVER EVER Purchase Land nor a House within the Confinds of a 'Restricted Deed' Development, Subdivsion, Gated Community. Condo, nor any type of housing area that allows an "Associaion" to florish.
(No Matter how Mild they may tell you their Rules are, and how 'Fairly' those rules will be enforced)

Ninty-Nine Persent(99%) of all HOA's force purchaser's of land or housing to sign an 'Adheasion Contract' which is too often camoflaged as a few simple rules, when in truth the contrat place's YOUR DEED in Trust and therby allows the Association (HOA - not You) to be the Deed's controling influancs, by listing the Association as its legal Trustee with the county's record office.

Resident's who buy into the HOA concept often fine out to late that the HOA's board of directors are to easily corupt, and that they are allowed to soley make up their own Rules - and can also change any Rule on a whim to suit their own agenda, needs or a dislike against YOU.

HINT -- BEWARE of any Development/Subdivision/Communty/Condo that offers Amentities, or will provide some sort of maintenance for a 'small fee'.
