More About the Author

Chris Hurn is the CEO and Cofounder of Mercantile Capital Corporation, a nationwide commercial lender specializing in small business commercial real estate projects. Mercantile is a three-time Inc. 500|5000 company, a three-time SBA Financial Services Champion, and to-date has financed nearly $1.55 billion worth of projects in 40 states, Puerto Rico and the District of Columbia.

Chris' first book, "The Entrepreneur's Secret to Creating Wealth," is about how business owners can create wealth for themselves outside the day-to-day operations of their businesses, and thrive regardless of economic conditions.

Chris has been featured in the Wall Street Journal, the New York Times, the LA Times, Bloomberg BusinessWeek, INC magazine, Entrepreneur magazine, Franchise Times, the Sacramento Bee and many other national and regional publications; he's appeared on FOX Business news seven times as well PBS' Nightly Business Report to discuss what can be done to help small business owners grow and create jobs; and he's testified in-person and submitted written testimonies to both the U.S. Senate and the U.S. House of Representatives in hopes of improving the credit situation for small businesses.

After graduating from Loyola University Chicago with two magna cum laude bachelor degrees, Chris earned a master's degree from the University of Pennsylvania's Fels Center (formerly at the Wharton School of Business) and briefly pursued a law degree at Georgetown University Law Center (he left after his first year, deciding the world already had enough lawyers). He later worked as a business consultant and financier with GE Capital, Heller Financial, Marsh & McLennan Companies, and then as CFO for the NAI RealVest group of companies, before cofounding Mercantile Capital Corporation in late 2002.

Chris also serves as the Chairman, CEO, and cofounder of Kennedy's All-American Barber Club, an upscale barbershop franchise with a proprietary Membership model and 14 locations up and down the eastern seaboard.

Chris has been married to his college sweetheart, Shannon, for 17 years. They have two wonderful children, Julianna and Reilly, as well as two dogs (Winston and Niya) and a cat (Chelsea). When he's not busy with his babies (companies, kids or pets), Chris is quite the proper football (soccer) fan and roots awfully hard for his Chelsea FC Blues and Orlando City SC.

So I just finished reading this book after having a friend recommend it to me. I work in finance currently, and have worked in Real Estate, so I am always looking to fill in the gaps in my knowledge.

This book does an excellent job of walking a prospective commercial property buyer through all the options available to them. It basically espouses what I call the "McDonald's Method" of real estate investing. Sure, McDonald's might sell hamburgers and french fries, but they're really in the business of real estate, owning commercial property worldwide, typically with their restaurants as a tenant. They have been extremely successful in growing their asset base as a result. This method provides a stable way to invest and grow cashflow, eliminating a great deal of the risk in being a landlord.

Now, with this piece of the puzzle, it makes a whole lot more sense. Using Chris' expert level knowledge about SBA loans (essentially a lower risk debt structure for both the lender and the borrower) you are able to have the government finance part of the debt, through a bond, and its much easier to stomach for everyone involved. Better leverage and solid rates make this the best time in recent history to be building asset ownership.

If you own a small business, or a large chain, and you're not using these strategies to grow your wealth using commercial real estate, you're missing out. And I'd be hard pressed to find anyone who knows more about this subject than the author of this book. He has been a champion of this lending program for years, and done hundreds of these loans through his bank. He provides great examples of real life case studies where these loans have helped business owners become their own landlords instead of paying rent to make someone else rich.

Chris Hurn's book will get you to that point where you will build a business and an infrastructure for profitable growth. If you've ever dreamed of pitching starting a business but the costs of ownership seem daunting- the read this. If you already run a small business then read this first! This book will get you to needing more capacity to serve more customers.

Chris doesn't have to impress anyone, he has proven his success several times over, and this book tells you how.

Thank you to Author Chris Hurn who has finally brought to the marketplace a book for the Commercial Real Estate consumer looking to SBA for their financing needs. I was thrilled to read a book that finally allows the buyer/borrower to get a clear and concise 'how to' and what to expect when using the SBA programs. He has brought his expertise and attention to detail to the pages of this book making this a must read and a great gift for my clients considering the SBA program.

I further value and was touched by the personal side Chris shares in his book. I truly relate to the story about his Mom, their relationship and how instrumental she was to him as a child and growing up.

What a great book!!! I highly recommend it.....

So so disappointed! The guy is just tooting his own horn, trying to generate more business for his own company! The book is nothing like he promoted on a Fox News interview. Where is the Green information that he promoted? If you want to get a commercial property SBA loan, this is your book-very informative about that subject. I already own my commercial real estate, so it is very misleading to me. If I ever need an SBA loan, I'll read your book again, but there is no secret-if at all possible a guy needs to own his own business real estate!

I strongly recommend this book to all entrepreneurs/small business owners, in particular, to business-people trying to decide between renting vs owning their commercial real estate. Chris Hurn has done an ultimate expert re: commercial real estate lending and he does fantastic job sharing his insights in this book. This is not a "get-rich-quick" book.

I've been following the author's (Chris Hurn) work for several years as he and I were in an entrepreneur group together about 5 years ago. Its been interesting to watch his growth. Chris is a recognized expert in SBA 504 loans and much of the book is about the SBA 504 loan program works. At first you might say "well, I'd never need that type of loan so this book won't be valuable to me."

That would be a mistake because Chris has imbedded within the book a lot of real life stories of entrepreneurs he has helped, so you are not only getting an excellent review of the SBA 504 process( which can seem complex - he makes it understandable) but, if you are smart you are also reading the book, taking ideas from other businesses and saying "how could I apply that idea to my business?" So this is really a "two-for-one" book.

At the very least, if you are thinking about acquiring real estate for your business this book will help you avoid the common mistakes that many small business owners make. Its a good read and well worth the small investment to get it.
