The previous review said the information contained in this book is great, but that it would be more useful if laid out by concept instead of alphabetically. This book really is terrific, but it is the study/reference book to another book written by the same author that is meant to be THE textbook that lays out all the concepts. On the positive, the book itself is alright. The information contained appears to be quite accurate and does apply well regardless of the State where I'm conducting research. On the down side, the material is created in a complete alphabetical format and is realistically a glossary of terms as applied to real estate and chain of title.

I used this book in my training as an abstrator a number of years ago. At the time it was considered one of the best if not the only guide to real estate abstracting. I still recommend it's use to beginning abstractors today. It may seem over simplified, but it's simplicity is what makes it easy to understand and use as a training tool.

On the positive, the book itself is alright. The information contained appears to be quite accurate and does apply well regardless of the State where I'm conducting research. On the down side, the material is created in a complete alphabetical format and is realistically a glossary of terms as applied to real estate and chain of title.

The book literally starts at A and continues through the terms you will encounter during a search alphabetically. I found it difficult to follow in relationship to actually learning title search and exam information but it IS a good reference when I need to confirm a specific term or application of a statute.

As someone relatively new to the title industry but who has worked on the edge in Mortgage Lending I understand that no two transactions are the same and no two chain of titles will be the same. It does make sense to teach every contingency allowing the abstractor to reference what they need as they need it, but I am not sure the alphabetical process was quite the way to go.
