I bought this book based on the prior 7 reviews. The prior reviewers need higher standards. The author spent about 1/2 of this book recapping world history, from the 60's to the new century, and the recap has nothing to do with real estate. For example, he talkes about what was happening in Vietnam, and then he tells about what he was doing at the same time back in the states (buying/selling land). Its not a very good How To book, because he never really discusses his reasons for the wordings of his ads, his strategies, etc.

Also, the title is misleading. It took this guy 45 years to have $5 million in real estate. I will be returing my copy to Amazon.

Also, this is a very, thick, wordy book, and only 1/2 to 1/4 of it is actually spent talking about real estate.


I heard that this other books are better from someone that knows real estate: Finding and Buying your Place in the Country by Les Scher and How to Make a Fortune Investing in Real Estate: The Land Game by Albert Winnikoff. Robert J. Abalos-Investing in Land

The book is very overrated. Most of the ideas are outdated. The book is purely autobiographical. Haynes talks in great depth about how he became rich every step of the way from the sixties through the nineties. Those bargains that existed long time ago, just don't exist anymore. He talks about buying land in the wilderness, swamp land and on mountain tops. This isn't going to have useful purposes for most people who want land that they can live on. The book may have been useful and interesting reading at one time. In today's day, the book is irrelevent. It would be a waste of money to buy,

I especially enjoyed this book because I was a small part of the country property business when I lived in the Washington D.C. area 40 years ago during the 60's. As a salesman, I sold many of the properties developed by B.K. Haynes to enthusiastic and highly satisfied buyers. My work was made much easier when excited customers asked to meet the person who wrote "those wonderful ads." Haynes has the remarkable ability to form pictures in the minds of those ad readers looking for country property. They became doubly excited when the properties they looked at were exactly as he described them and precisely what they were hoping to find. His inclusion of world historical events in this book is a valuable tool that hopeful property developers might use to gauge the state of mind in prospective buyers. The How To features in this book are so clearly defined that readers should have little difficulty adapting them to their own property development efforts. With an entertaining narrative writing style, B.K. Haynes delivered what was promised in the book's title. He explained exactly "How I Turned $50 into $5 Million in Country Property - Part Time.

I am convinced that BK's book is quite simply the best country property real estate book available. This is not your typical pompous "how-to" book filled with maxims that do not relate to current market realities.

BK does not lecture or preach, he simply teaches you how to think like an investor and developer. He generously reveals why real estate investment in country property is a hidden goldmine in 2005 just like it was in the 60's when BK got his start. I enjoyed following BK through the years as he tracks the many real estate cycles and mixes humorous and personal autobiographic experiences with current events and pop culture. An added bonus for me are the many examples of winning sales ads.

With BK and his book as inspiration, I recently purchased 20 acres in WVA planning to create 3 lots near a stocked trout stream. Thanks to BK, I was unintimidated by the list of State and county requirements as I worked through the subdivision process. The reward is more satisfying than I ever imagined. With BK's help I may just invest myself out of the rat race.

I bought BK Haynes book because he is from my home town and I thought it might be interesting. I am so glad I did! Not only does he share his life story but he also shares the secrets to how he went from being a poor kid in DC to being the multi-millionaire he is today. And the best part about it is that I can do the same thing! Mr. Haynes did not let small obsticles (like lack of funds) keep him from realizing his dreams. He is an inspiration and model that I plan to immulate.

I highly recommend this book, written by perhaps the ultimate land guru who just happens to be a great writer as well. A bible of information for the land investor - packed with real-life examples of actual deals, tips, predictions etc. I found it especially interesting how he integrated a national/international historical overview with trends in rural real estate. He shares some of his own colorful and fascinating personal history too. Mr. Haynes is a marketing genius - his ads (many examples in book) are true gems, and are perhaps the best I have ever read by anyone in ANY industry. This book would be a bargain at several times the Amazon price.

Good read. Lot's of great advice for the beginning investor. The challenges of real estate investing are many- this book helps an individual overcome these obstacles using both conventional and un-conventional techniqes. BK gives examples and insight into the creative solutions used by himself to seal the deal. If you get stuck, use this book to see how BK was able to navigate through all the red tape to get his developments off the ground and rolling. This may keep you from 'giving up'.

BK Haynes' 500 page book is filled with stories about how he bought farms and waterfront properties, subdivided them into 5 to 20 acre estates and sold them. He made a nice profit. The buyers might not have realized it at the time, but they got GREAT deals.

Here is one 1985 ad selling land near my town of Fredericksburg, VA.

"10 Acre Commutable estates north of Fredericksburg from $12,950 to $19,950 with access to Rappahannock River."

They are worth a small fortune now. I shoulda bought one. This is called "Shoulda - Coulda - Woulda."

The book is packed with practical advice - not from a professor in the ivory tower - but from someone who actually did it.

We recommend anyone who is interested in purchasing country property, even for personal use, to read this book. B. K. Haynes offers a lifetime of selling and investment knowledge with amusing stories thrown in! A great read, and a terrific teaching tool for all interested in land investment.
