How to Master the Art of Negotiating R.E. Deals...,

This great book by Wade Cook reminds me a lot of Tom Hopkins excellent book; "How to Master the Art of Selling" in that it offers a variety (actually 101) of ways to make no or low down offers to sellers and buy property.One word of caution: As with all of the "NO MONEY DOWN" courses/books, it is easy to get property for little or no money down, the key is to make money. I recomend Real Estate Money Machine and Real Estate for Real People to Master the process of making Real Profits in Real Estate and not just be "Real Estate Rich but Cash Poor" like so many who buy those other Nothing Down/No Money Down programs.

Wade shows 101 ways to present your offer,

This book belongs in your library right next to Real Estate Money Machine, Real Estate for Real people and How To Pick Up Foreclosures.The detractor (s) says a lot about himself including that he is not a real estate investor. There are still assumable mortgages available, in fact more now than ever.And there are plenty of places where houses sell for under $60,000. I have relatives in a small town in central NY that bought a nice 4 bedroom, 3 story home in great condition for only $58,000 in 2001.This is a good book. You will benefit from it.

I can certaintly understand some of the 1 star reviewers and doubters, I was a doubter too...untill I tried Wades methods, now I am a believer.My favorite method is #91-Buy and Sell at the same price and still make money.I also recommend 2 Bad Years and Up We Go for all stock market investors. 2002 was the third year and Wade made 23%+ while all market indexes went down.When it comes to making money in real estate or stock market, this guy, Wade Cook is the real deal. He knows what he is talking about.

I believe that one of the reasons so many fail at Real Estate is because they can't present an offer in a manner that gets the seller to say "YES"This book will show you how to change those "No's" to "Yes's"

Homeowners have one of two choices; 1) Let us teach show them how they can find a buyer and save their credit and use equity to buy another house2) Stay where they are and possibly lose their house, their equity and their credit.The more aces you have, the easier it is to reach your goals. I also recommend How To Pick Up Foreclosures and the Real Estate Money Machine.For those Wade Cook detractors (or is that detractor) I HOPE YOU CHOKE ON YOUR TONGUE!

I can't recommend this book strongly enough. IT PICKS UP WHERE OTHER BOOKS LEAVE OFF. And other than Real Estate Money MACHINE, How To Pickup Foreclosures and Creative Real Estate, h many other books have a 20+ year history?As for assumables not being available anymore--HOGWASH. I found five in todays Sunday paper alone.Those first five reviews were all obviously written by the same person--DUH! And obviously this person has no real estate investment experience.

While this excellent book by Wade Cook offers 101 ways to buy real estate with nothing down, what I got from it was another 101 creative ways to buy real estate using none of my own money.My favorite technique covered in the book is #68 delayed down payment and delayed mortgage. I used this to buy my first property. People bashing this book---apparently the ideas went right over your head!

While it is true that new assumable without qualifying loans ceased in 1989, there are still assumable with no qualifying available. Please disregard last five messagesto #11. Obviously, this is the same person who is obviously clueless on real estate investing.

This book was very helpful to me when I first started becuase I didn't have either cash or credit. WADE offers a portfolio of 101 techniques to buy real estate with little or none of your own money.

The book uses little vignettes (101 of them) to "explain" how to use Wade's creative real-estate finance techniques. I guess the idea was to keep it simple. It's not 101 ways to buy real estate, it's 101 variations on a single theme: find a seller who has an assumable mortgage on his or her property and convince that seller to let you assume the mortgage and give the seller "payments" for his or her equity. The problem with this is there just aren't that many assumable mortgages left out there in the real world!The little "stories" that Wade uses have little to do with the reality that most R/E investors are likely to face, BUT I STILL GIVE THE BOOK AT LEAST THREE STARS, simply because reading the book has made me think about different ways to negotiate with sellers. I would not recommend that you buy this book as your ONLY real-estate investing primer. (And, if this is any indication of what Wade's seminars have to offer, I don't think I would spend the money on one). This would be a good book to read in addition to others. May I recommend "Fast Cash With Quick Turn Real Estate" by Ron LeGrand. |
