About the Author

Levinrad has a Bachelors Degree in Finance from the University of Phoenix. He has completed level 1 of the Chartered Financial Analyst (CFA) program and has held licenses as a registered representative, general securities principal, registered options principal, municipal securities principal, and registered investment advisor.

He has also been a member of the Los Angeles Society of Financial Analysts (LASFA), the Association for Investment Management Research (AIMR), and the International Association of Financial Planners (IAFP).

Levinrad currently resides in Florida with his wife and two children.

Lex Levinrad has been a full time distressed real estate investor since 2003. He has been involved in buying, rehabbing, wholesaling, renting, and selling hundreds of houses in South Florida. Lex is the founder and CEO of the Distressed Real Estate Institute, which trains beginning distressed real estate investors about how to find wholesale real estate deals. Lex specializes in buying foreclosures, short sales and bank owned properties. The Distressed Real Estate Institute offers home study courses, boot camps, and private mentoring for real estate investors. Lex has authored many books about investing in real estate and is an accomplished national speaker who has shared the stage with some of the countries best real estate speakers. Lex is also the founder of the Distressed Real Estate Investors Association and co-founder of the Port St Lucie Real Estate Investors Association. Lex rode the wave of the 90's and took his hits along with the best of them from that the NASDAQ implosion dished out. He lived through it and came away with a new found appreciation for real estate. I can so relate to this chain of thoughts as I've had a surprisingly similar revelation myself. Lex's whole awakening can be broken down to this,

"...after spending fifteen years working with the stock market I was left with only $13,000 in a retirement account. That same $13,000 had turned into $100,000 in two years on my first real estate purchase."

That's all it takes. For an astute analytical type this can be a life altering realizatin.

His discussions of his largest accounts during the tech-meltdown made me stop and take a few deep breaths. It was causing severe flashbacks. The account went from over $8 million to a negative $42,000. That means the client had to go on a payment plan to pay off a negative balance.

The majority of the book is geared towards the stock market, although the real estate section is worth its weight in gold.

A money manager turned real estate investors honest analysis of the self-serving behavior of the financial services industry. Anyone investing in the stock market who reads this book will really question whether they should instead be investing in investment properties. A money managers perspective of why real estate is a better investment from someone who should know. This guy worked on Wall Street for 15 years and ultimately believes that investing in rental properties is a much better investment. Any investor would benefit from reading this book.

If you ever dreamed of being self employed, having a secure financial future and having passive income then you will really enjoy this book. The stories about the author's experiences on Wall Street were humorous. You will see why the author went from being a money manager to becoming a wholesale real estate investor.

I found the sections on real estate to be the best part of this book. This book shows you why real estate is the best investment for long term creation of wealth. It also shows you how everyone has the ability to start investing regardless of income, credit etc. The examples on rent increases and equity show how easy it really is to create wealth.

This book was a great read! I highly recommend it.
