More About the Author

Steven A. Boorstein has lived most of his life in New Jersey, close to both Philadelphia and the Jersey Shore. His first publication, "Introduction to Homeopathic Medicine for Pharmacists", a Continuing Education Program, was published in 1996. In 2003, his book "How To Buy Your First Rental Property and Beyond" was published, based on his experiences buying and managing his rental properties. He plans on continuing to help educate landlords on how to buy and manage their rental properties "smarter" through a number of exciting projects that are currently in the planning and project stages.

I found this book to be a practical guide. It outlines a step by step approach to buying a rental property. It has formulas to use for cash flow and even what to do as a landlord.
Best of all it doesn't sugar coat the process like the other books. It gives a fair assessment of that buying and managing a rental property entails.

I have seen many books out on the internet and bookstores about the 'get rich', 'big money' to be made in real estate investing, this book however is not one of them. The author real puts it in barebones, simple terminology and real world examples. The analogoy of real estate investing as a business is great example too.

Would have like more about personal finances and how to really get started, as it relates to credit, pre-approvals and the difference between primary residence and secondary mortgage.

Would strongly recommend adding this book to your library and book of knowledge for learning about REIT.

I am looking to start investing in rental properties and am educating myself about the industry and the process. I bought the book because of the title, and the reviews. I found some answers to my questions - such as how to calculate the cash flow from a potential property. However, the book also leaves me with some questions, such as how do you determine the expenses of a property, do you just guess? I felt that the book gave some very superficial knowledge, and I want something with more depth. If anyone has any suggestions, please let me know. But overall, the book is decent for someone like me, who don't own any property, and a beginner. It's also funny to read the low prices he was able to put down for properties when I live in Orange County, CA where the median home prices are in the mid-$600K.
