I virtually could not put this book down! READ IT! You will love it as much as I did, and you may go back time and time again to look up structures, quotes, and inspiration!
This book is a must read on many levels. It's extremely true to life and the historical times on Wall Street starting in the early 90's and the real estate markets at the turn on the millennium.
Unlike other business books that you may read, which are written in a way to result boring, or are just self promotional tools with no real content, and where the strategy employed to make money is not really revealed, this book will guide you through a step by step account on how wealth in real estate was created.
The book covers the author first as a million dollar producer on Wall Street, and as an investment professional with his own investment radio show in New York, and later as a real estate entrepreneur.
The first part of the book covers Kevin Kingston, the author, as he embarks on a stock broker career on Wall Street. I am a very good judge of that world, as I was already a Vice President in an Investment Bank in 1993, whereby I eventually became an Institutional Broker in 1994, and moved on to run a Hedge Fund in 1998. So take it from me, this book is the real deal; the characters, their personalities, circumstances, and the state of the markets, are all real and immediate. There is nothing artificial or constructed in this book. If you really want to know how things happened on Wall Street in those years, pick this one up, you will not be disappointed.
Later in the book, Kevin Kingston covers his entry and acclamation in the world of real estate. He guides you through every deal, one by one, including the structuring, financing, operations. Everything.
If you want to learn in real estate this is the step-by-step account which you cannot miss.
This Book is very entertaining. The facts and events come to life when you are reading, and you cannot stop. The book is filled with quotes of notables in the world of business, real estate, philosophy. It provides a reference to the texts which have inspired the author into real estate.
My personal feeling is that this book is maybe the only tool you need in real estate, but it surely is one of the most important. You may use it as such, and you may use it as a starting point into the over twenty references which are used in this book.
You will read this one many times, as you will want to go back to it over and over again.
Did I mention how much fun this was?

it's not 20,000%, more like 1,700% or 327% p/a, but an ok read, June 13, 2006
The authors invested an initial $346,000 and after 5 years write they have combined net worths of $6,000,000. Very impressive but by no means 20,000% return. They did an impressive job of initially acquiring and upgrading small residential properties and the book is a nice short read about that. But they built their business by buying properties yielding 30-50-60% cash-on-cash returns, something I doubt can be done, or duplicated, now after this past five-year real estate explosion. Even they admit yields are now more like 7-9%.

Informative and Practical book, February 14, 2006
I couldn't put down this book. If you're thinking about investing in real estate, this is the book to read. The first half of the book is about his life on Wall Street, and brings the reader into his world and situation. In the second half of the book, Kevin not only gives very practical advice that other real estate books only vaguely touches on, but the story is intriguing and inspiring. He gives specific real life examples of his real estate deals. Thanks for a good read.
