I highly recommend this book to anyone wanting to learn more about the use of Land Trusts in real estate investing. It is a great tool if you live in the right state. My only warning to people is that if you are investing in Pennsylvania, you don't want to deal in Land Trusts. Consult a local real estate attorney and understand that in PA an attempt to use a land trust will be viewed by the courts as a Business Trust, and any attempt to avoid paying transfer taxes through a transfer of beneficial interest will get you into serious trouble.

As a moonlighting property investor who makes use of land trust often when trying to flipping wholesale deals or partnering/equity share on long term holds, this is definitely the book you want to have on your shelf. Over the years I have purchased many different packages to cover this topic and I wish I would of have found this one first.

Does a land trust need it's own tax ID? Does the trust need to be record? Who can be a trustee? I'm an engineer by trade and if you're like me you really need to know the ins and outs of something before you apply it. You do not need to spend hundreds or thousands of dollars on some "guru's" seminar course, this book has all the answers.

What I liked best is that the book provides template after template to cover different types of agreements you may need to set up for your trust. I only wish that I didn't have to retype or purchase the CD with all the trust templates separately. I guess it's not a big deal when you compare to the hundreds or thousands those other packages cost.
