Does anyone know the title of this book?

I remember reading only the first chapter of this book. I am not sure if it was an excerpt or a sample downloaded on my old kindle. This is what I remember:

The heroine moves into a new house.
She either falls asleep in her bed or on a couch but she had a dream about a cowboy. She wakes up and the cowboy is in her house.
She has some psychic ability, the phone rang and she knew it was her mother. When the phone rang I believe the cowboy disappeared.
After the phone call she sat down on a chair or couch by a fireplace and sees her ghost again.

I know this is not a lot to go on but again I only read an excerpt. I would appreciate any help at all. Thank you!

Is it possible that it is the Mediator series by Meg Cabot? She is a "mediator", or someone who helps spirits who have failed to cross, do that (even if they don't necessarily want to). There is the ghost of a murdered cowboy in the house where she moves, the only trouble is that she is still in school so I'm not sure it fits all your conditions.

Pretty sure this isn't the book you're looking for, but Linda Lael Miller's "Mojo Sheepshanks" series has a heroine who sees/communicates with ghosts. First is Deadly Gamble. Not the one you described, but thought you might be interested in a series with a similar theme.
