My favorite part about these books is that whatever the title tells you, that actually happens within the first pages as you start reading. So I didn't have to wait long to see how Teagan literally burned Joey's house down. I caught myself chuckling quite a bit while reading their story.
My least favorite part, pretty much just like in the previous books, was the fact that we get the story only from the heroine's point of view. There is so much happening in this story. I was dying to find out what Joey was up to when he was not with Teagan, what was going on in his head, what his thoughts of Teagan were. That would have made the story a 5+ star one for me.
All in all, good read. Next up will be Harvey's story, which is the newbie to the group. I love him, but, based on experience from the rest of the books in this series, chances of us getting into his head are very low. So that's a bummer...

This book was all about the dog for me i felt karma was the cats whiskers the bees knees!
To say I was ecstatic to discover this is actually the third book in the series is an understatement, I’m going back to book one the second I finish typing this review because I never want to leave this incredible world Jessica Frances has created. Obviously from all my gushing, this reads perfectly fine as a stand-alone, but now that I’ve throughly and completely become addicted I need them all.
I have not one bad thing to say about anything in this book. It’s flawless. Every character was incredible, the story was completely riveting, and the feeeeeeels! All of the feels. Joey is pure perfection. Sexy, sweet, hilarious, and he loves his dog. How can you get any better? Oh, wait, he does. The way he was with Teagan was pure beauty. He may have had a revolving door before, but when he falls, he falls all the way. I couldn’t get enough of those two together! Rounded out with great friends and family and you’ve got a book that will have you dying to read more in this series.
I Burned Down His House is book three in the Love at First Crime series by Jessica Frances. Okay, while I really enjoyed the first two books in this series, I loved this one. I am just in love with Joey and Teagan. The chemistry between them, the adorable banter, the fun texts, the sexy baseball puns, just all of it.
First, let me introduce you to Teagan Bevon. She is divorced, after having found her husband in bed with her best friend over two years ago. This pretty much rocked her world and she withdrew within life. Teagan is manager of a day care, Patter Feet. But other than work, she pretty much just stays in. She has lost trust in everyone.
Six months ago a very sexy man moved in next door. This man has become the object of Teagan’s fantasies. But being next door, Teagan is witness to the constant stream of women coming and going from his house. So she knows that she could never allow herself to become involved with a man like that after what her ex-husband did to her. But still, with a face and body like that, he can still be the object of her fantasies.
We have previously met Joey Kim who works for Jameson Private Investigations along with Zander and Declan. We also met Joey’s adorable German Shepherd, Karma. Joey and Teagan have met and talked a few times but haven’t really gotten to know each other. Teagan gets along well with his dog, Karma, so she helps him out from time to time by letting Karma out when he has to work late.
It is on such a night, when Teagan heard Karma whining, and Joey was out late, that she accidentally burned down Joey’s house! It really was an accident, and it pretty much was Karma’s fault. But the house is gone. So out of guilt, Teagan offers to let Joey stay at her house until he can get things straightened out.
Living in the same house, Teagan and Joey get to know each other better. This is where you will start to really fall in love with them. Joey admits up front that he knows he is not relationship material and Teagan keeps her fantasies to herself. But what they do is form a friendship. They start texting during the day, silly, light hearted texts that brighten their days. They have dinner and movie nights. And they share the care of the adorable dog, Karma. This dog pretty much steals the show.
Teagan’s life has been so sheltered the last two years, by her own choosing. Now she finds herself thrust into this whole new life. She meets Ava, Sasha and Cynthia from Joey’s work and they suck her right in to their craziness. Since her divorce, Teagan hasn’t wanted to interact with any of her old friends after what her old best friend did to her. Now all of a sudden, she finds herself surrounded, and she likes it.
“Okay, I love her. I don’t think we should give Joey a say. We’re keeping her.”
“I now have friends. I just made three new friends.”
We are also introduced to a new character, Harvey, who will be the focus of the fourth book in this series, I Broke Into His Office. Harvey is a bit of a loner and rarely speaks. But somehow he and Teagan connect and become best friends. No one else can believe that Harvey actually speaks. But these two really are best friends. Harvey helps Teagan walk Karma. They confide in one another and support one another. I seriously can’t wait for his book.
The relationship between Joey and Teagan is a slow build. Joey wants to do it right. He feels something for her, something strong. And he doesn’t want to mess it up. And Teagan is falling further and further for Joey. Even though her brain tells her not to take the risk, that she’ll only get her heart broken again, her heart says something else.
“This feels different. It already feels like more, and I don’t want to turn away from it just because it’s scary.”
Joey will most definitely make you swoon. He goes from being a player, to this totally committed man who is determined to woo the woman beginning to mean so much to him.
“I want more. I don’t want another faceless woman. I want someone who means something to me. I want what we do with each other to be important. And I want that woman to be you.”
So I have run on and on about Joey and Teagan’s relationship. I didn’t even tell you about the case that Joey and his co-workers are on. It’s tied in to the case from the first book. Another man who is the lowest of life’s scum. But he’s slippery as heck and they’ve been trying for almost a year to get evidence on him. But now Teagan has gotten involved, that this man somehow has her in his sights. As Teagan and Joey’s relationship grows, so does the case and the danger to everyone involved.
So, yes, I loved this book. It built and built and I couldn’t put it down. I’m so looking forward to the next book in this series. As I said, the case in this book ties in with the first book in the series but you don’t have to read it first. You could definitely read this as a stand alone.
