Many people want to get into real estate but they don't know how to start. This book really helps you with a good start and you will be motivated. This is an easy read by far and away. It contains the most practical advice with a day-to-day breakdown of what to do next. It encourages persistence. This is a numbers game. The more calls, the more marketing, the more direct mail, the more positive response you will get.
The 40 days to success is spaced out accordingly and offers delightful insights from an investor's point of view on how to flip, how to rent, etc. The main theme of the info is to buy properties cheaply and then find a buyer.
However this book is not without its flaws. IRS sales are NOT for new investors! And a strategy Shemin calls "Dialing for dollars" is grossly outdated and simply no longer works today.
When looking for an investing book, make sure the use of technology is incorporated well within it and online resources are listed where you can find more information.
The Friday Check-in Section is excellent because many of us fail to follow up and follow through.
Three stars for 40 days to success in real estate investing.
Read it and see if it works in a down market, written by someone who rode the bubble and got out before the collapse. See if anyone in real estate can actually do it. You might find a storyteller. Or buy it to plagiarize a version of your own to sell, that's how the money is really made.Just know that all real estate gurus just want to help your hard earned dollars out of a benevolent heart to their pocket
Robert takes you through the gambit from initial Goal setting to Locating Motivated Sellers and the Closing the Deal with Negotiations and Contracts, and how to Structure the Deal from Wholesaling, Rehabbing, Lease Options all the way to Rental Property Management in just 40 Days. I highly recommend this book to anyone who is serious about Real Estate Investing!

Tax liens and IRS sales are NOT for new investors!!, Driving neighbors is time consuming and a waist of time if your looking to find a deal. its good if you want to sight see, not for hunting deals. Dialing for dollars? try it and post your results.
After buying this book and following the 40day plan, I got the same results as the Carlton Sheets course.
when looking for an investing book, make sure the use of technology is incorporated within the system with resources listed to call if you need additional information.
Real Estate is a numbers game and the close ratio is about 1 out of 10 offers will be accepted. So if you are not making offers every week, you will NEVER SUCCEED. You just have to start somewhere to get comfortable and this book helps.
So "Get 'er Done" with this book all your excuses are taken away.
Anyone who is in real estate investing or looking to become a real estate investor should get this book.
