Product Description

A brushable, clear sealant that forms a durable, elastic seal. Can be applied to practically any material in any weather. Ideal for sealing roof valleys and repairing small areas on wood, asphalt, fiberglass, slate, tile, and metal roofs. Seals and rustproofs metal surfaces such as vents, roof flashings, and exterior duct work. Also seals and waterproofs concrete surfaces, chimney crowns, and retaining wall caps. It is paintable when cured and is mildew resistant. Nontoxic when fully cured.

I had a leaky roof for years and it was caused by poor sealing between the roof and the chimney and big A/C unit. Once I stopped using the roofing tar and used Geocel my problems went away. I re-coat it every 4-5 years just to be on the safe side. This is a great product!

Went to the local hardware store to inquire about repairing the cracking sealant in my gutter. He pointed me to an inexpensive sealant and the Geocel Corp. 22300 Pro Flex Multi-Purpose Brushable Sealant. I opted for the Geocel since I don't want to be on the roof re-sealing after a couple of years.

He warned me that it was thick and difficult to work with. He suggested that I use a 'throw away' brush because cleaning it would be near impossible.

I scrapped off as much as the old sealant as I could with a Hyde Tool 06986 2-1/2-Inch Stiff 6-In-1 Multi-Tool, sanded down remaining paint/rust with the Rockwell RK5101K SoniCrafter 37-Piece Oscillating Tool Kit, then treated rust with Rust-Oleum 7830730 8-Ounce Rust Reformer.

I allowed the rust reformer to dry for 24 hours before applying the sealant (in preparation for the rains hurricane Sandy would bring in two days!)

I was able to apply one coat before rain hit. Instructions suggest a very thin coat (1/32" of an inch if I recall). I found it difficult to fill gaps and cracks without slopping it on. Because the sealant is so thick, it doesn't spread too well either, so my first coat is a little thick. The directions warn that it may cause peeling. We will see.

I plan on applying at least 2 more coats after the rain stops. I will then use an oil paint on top (will update review on paintability!)

The sealant has a pretty powerful odor.

We had a major leak in our shed (a big crack on the roof), so we "painted" that area with the sealant and no more leaks for now. BUT it's VERY, VERY thick, not easy to manage, there is no way you can use a roll. We used a big, thick brush and threw it away once done. I guess it'd be better to do it when it's a warm day.

Order was shipped quickly. Shipper threw box over 8 ft fence. Resulting in crushing of cans and product pouring out contents into the shipping container. Wife picked up and carried shipping container into patio area. She let me know that a shipment had arrived and smelled bad. I came out to observe that the product has now leaked all over the wife's clothing, the patio, driveway, and my clothes as I picked up box to set it on papers.
The shipper only had to honk horn to get our attention. As we were sitting in living room. They did not and instead choose to throw package over fence.
I am giving the product a 4 star rating. It is a fantastic product. It water proofed my clothing, the wife's clothing, shoes, patio, and driveway. Though I did not get to try the product on the intended structure. It did a fine job of waterproofing everything it touched. Now I am still in the need for a brush-able sealant, which I can not get locally. Amazon refunded the money without a problem. Cleaned the patio with gasoline, took several hours to do so. Throw away the shoes, and clothes. Driveway cleaned up no problem. Only as long as the product has not dried. It can be cleaned up with some effort. Once dried, it is a silicon coating and tough to impossible remove depending on surface it is on..

This is a liquid form of silicon. Its clear and you cant really tell its on your roof once its dry. I hired a contractor to fix my roof for the sun room but he didn't do a good job sealing the shingles. It was a small 20x10 roof. Small leaks in the middle area that he was supposed to fix but there are leaks during heavy rain. He came and try to find the leaks with a garden hose. But for almost thirty minutes water didn't get in to the sunroom. So I ended up looking for roof sealant after few complaint calls during summer rainy season. I almost covered the entire 20x 10 roof with this and no leaks at all. We even had flood waring for the last rain we had but it didnt get in. All you have to do is get the dust and leafs off and apply this during a nice sunny afternoon. I did it during June around 4 pm and took me about 2 hours with a small paint brush. People complained about the price and the silicone material. So if you don't like clear silicone on your roof then go get the black tar material then. Its a great product and now I wonder how good this sealant is when snow comes.
