We live in a Townhouse in Los Angeles, with the bedrooms on the top floor. When we put our daughter down for afternoon naps in her room, even with the air conditioning on, her southern exposed room was pretty hot. We tinted her windows. Put up cellular shades to help reflect and insulate heat from the window. Installed a ceiling fan. But even with setting up the "remote control" for the thermostat in her room, the AC would have to repeatedly turn on to keep her room cool. There was as much as a 6 degree difference between the upstairs and downstairs. Even with the thermostat set to 77 in our daughter's room, the baby monitor would beep with the alert that the temperature was bouncing over 80 between "AC cycles".

There's no attic or crawl space, so, we couldn't easily add insulation or a reflective barrier without tearing down portions of the ceiling, so we opted to get Henry's 687 (aka Enviro-White) which is a step up from the 587 and 287 elastomeric "cool roof" coatings.

Application was done on a late Friday afternoon, with paint roller on an extension pole. We found it easier to pour out the paint directly onto the roof and spread it with the roller. I wouldn't bother with paint trays.

We've only applied 1 coat over our daughter's bedroom and master....just to compare. I didn't want to buy a lot of paint and work up a sweat on the roof, only to have it be a bust.

Over the weekend, the temperature in those two rooms dropped 2-3 degrees. The AC unit powers on less frequently and the baby monitor never once "squawked" above 80 degrees.

While a 2-3 degree drop sounds like nothing, it really is. But the real test was when I walked back out on the roof, around 3PM...

I just used the Henry 280DC which is the better more expensive version of this. I was totally amazed at how good it works. I have a flat roof add on to my house in Southern California. After applying 2 coats the temperature of the roof went down dramatically. After applying the Henry 280DC the roof is cool to the touch on a 90+ degree day. While that part of the roof is cool to the touch the regular part of my roof which has dark colored shingle is at about 125 degrees. This product has cooled my room off by about 65%. I purchased 2 5 gallon containers and put it on in 2 days. I believe it will cut my summer AC heating bill in half. This product is so reflective that you will need sunglasses when you go up on the roof on a sunny day.

This paint takes two coats to achieve good coverage. That is twice as much work. A thicker paint with more solids would be much easier. Goes on like "cheap paint" does, you can see through the first coat. I am not a paint expert but my experience has been that quality paint is thick and one coat does the job. Henry's does inform you that two coats is needed. I am not aware of their logic for the thin, watery, paint qualities. I give it four stars in order to give a usually reputable manufacturer the benefit of the doubt.

Have used for about 2 yrs now..Have recoated twice & still gets some small splits..Primarily after a rain.?? Have not got the handle on it & wondering if I should try something else on my super flat roof..6" fall in 50'..has some ponding...

Sure cooled the house down. Living in a hot client with anything but a bright white reflective root is just foolish. I used thick nap rollers and just poured out lines of the stuff on the roof and rolled it out for max coverage. Pricey, but worth it in comfort.
